Job summary

Boone Homes, Inc. is seeking an Estimator/Purchasing Agent to drive budget, pricing, and purchasing for luxury new-construction homes in the Greater Richmond area.

You will own releases, budgets, and vendor management, collaborating with Sales, Construction, Vendors, CAD, and Database Administration to keep plans on track. The role requires 2–5 years of residential homebuilding experience, plan interpretation skills, and strong MS Office proficiency.

Qualifications

• Read and interpret residential plans, specifications, selections and option docs.
• Strong budgeting, cost control, and job costing skills.
• Experience with homebuilding software; Marks Systems preferred.
• Proficient in Excel, Word, and Outlook.

Responsibilities

Boone Homes has built luxury new-construction homes in the Greater Richmond area for more than 35 years. As we continue to grow our communities and deliver a highly personalized homebuilding experience, we are seeking an Estimator/Purchasing Agent who brings strong residential homebuilding knowledge, sound judgment, and exceptional attention to detail,

This role is central to turning each homebuyer's vision into an accurate, profitable, and well-executed home. You will own critical release, budget, pricing, and purchasing work while partnering closely with Sales, Construction, Vendors, the Database Administrator, and CAD.

What You Will Do

• Prepare complete, accurate, and timely job releases for new homes and approved changes.
• Develop and maintain detailed house budgets, including base scope, buyer options, customizations, allowances, and changes.
• Issue and validate purchase orders and releases, confirming scope, quantities, pricing, trade assignments, and timing.
• Price buyer options and customizations using current costs, approved pricing standards, and margin requirements.
• Solicit, analyze, and maintain vendor and subcontractor pricing that aligns with plans, specifications, and quality expectations.
• Track budget-to-cost performance, identify cost variances, investigate causes, and prepare clear variance reporting.
• Help protect gross margin by validating costs, option pricing, allowances, and release data, and escalating risks promptly.
• Maintain accurate cost, option, vendor, and purchasing information in Marks Systems and related homebuilding software.
• Collaborate across Sales, Construction, Vendors, Database Administration, and CAD to resolve plan, option, pricing, and release discrepancies.

What You Bring

• 2-5 years of residential homebuilding experience in estimating, purchasing, job costing, production, or a closely related role.
• Ability to read and interpret residential plans, specifications, selections, and option documentation.
• Working knowledge of residential construction methods, trade scopes, materials, vendor pricing, budgets, and cost control.
• Experience with homebuilding software; Marks Systems experience is strongly preferred.
• Strong Microsoft Office skills, especially Excel, Word, and Outlook, with the ability to prepare accurate budget and variance reports.
• Demonstrated accuracy, analytical ability, communication skills, and comfort managing multiple deadlines.

Compensation

Salary range: $75,000-$100,000 annually, commensurate with experience. Bonus opportunities available.
