Estimating Manager- Commercial Construction
What You'll Do
- Lead estimates at each stage of design, from preliminary budgets and conceptual pricing through detailed estimates and final lump-sum or guaranteed maximum price proposals.
- Prepare quantity takeoffs and cost estimates across commercial construction trades using drawings, specifications, historical costs, and current market pricing.
- Track changes between estimate versions, explain cost variances, and develop value-engineering options that meet project goals.
- Create bid packages, solicit subcontractor and supplier proposals, evaluate coverage and qualifications, and negotiate pricing.
- Review bids for scope gaps, exclusions, and potential risks; recommend trade partners for award.
- Work with owners, architects, engineers, and internal teams on constructability, preliminary schedules, long-lead materials, and budget decisions.
- Present estimates and cost updates to clients throughout preconstruction.
- Support the transition from estimating to operations by clearly documenting assumptions, commitments, and awarded scopes.
- Help improve estimating tools, cost data, and preconstruction processes while building relationships with clients and trade partners.
What You'll Bring
- 5+ years of progressive commercial construction estimating or preconstruction experience, preferably with a general contractor.
- Experience pricing projects from early concepts through final bids or GMP proposals.
- Ability to estimate multiple trades and compare subcontractor proposals against drawings and specifications.
- Familiarity with commercial projects such as office, retail, or healthcare facilities.
- Proficiency with digital takeoff, estimating, bid-management, and spreadsheet tools.
- Strong communication skills and confidence discussing costs, risks, and alternatives with clients and project teams.
- Ability to manage multiple bids and deadlines without losing attention to detail.
- Knowledge of Florida construction requirements and regional subcontractor markets is helpful.
- A degree in Construction Management, Engineering, or a related field is preferred but not required.
- OSHA 10 training is preferred; OSHA 30 is a plus.
