Job summary

TIAA/Nuveen Real Estate is seeking an Associate Capital Markets (Equity) who assists in evaluating and securing third‑party debt for direct equity investments, including acquisitions, development and refinancing opportunities. The role supports the US equity business with various secured financing solutions and fund level facilities.

You will coordinate due diligence with deal teams, prepare financing memos, analyze lender quotes, and help manage closing processes.

Qualifications

• 2+ years of experience in capital markets or real estate debt financing.
• 3+ years of experience preferred.
• University degree preferred.

Responsibilities

• Facilitates and supports the due diligence process between the capital markets deal team lead, investments and asset management teams and prospective lenders for all equity financing opportunities.
• Prepares the initial draft financing offering memorandums for in-house or third party broker lead financing requests.
• Assists senior team members in the financial analysis of lender quotes and hedging strategies to determine optimal leverage outcomes for the equity business.
• Participates in discussions with the relevant portion of the equity business with any financial inputs required for Investment Committee memos.
• Facilitates senior team members with the loan or facility closing process with internal and external stakeholders.
• Facilitates senior team members with any required ad hoc analysis of financial and operating performance to assist with investor, client and lender due diligence for sector fund products.
• Interfaces with key internal groups including debt capital markets, research, legal, insurance, asset management, portfolio management, accounting and treasury.
• Prepares analysis and helps monitor market dynamics and trends while seeking the input of the Nuveen Real Estate research team and other professionals in analytic activities.
