Job summary

Atlantic Residential is seeking a Maintenance Technician for our Atlanta community, Lumen Doraville. The ideal candidate has EPA certification or is motivated to obtain it with our support, and hands-on experience in HVAC, plumbing, electrical, and general maintenance.

You will perform preventative maintenance, respond to resident service requests, and participate in on-call rotations. A strong work ethic, reliability, and a customer-focused mindset are essential.

Qualifications

• High School Diploma or GED preferred.
• One year of facility maintenance or mechanical repair required.
• Knowledge of minor repair techniques and building maintenance.
• Ability to read and interpret safety rules, manuals, and procedures.
• Ability to understand basic English and communicate effectively.

Responsibilities

• Maintain a professional image and attitude aligned with company and residents.
• Report to supervisor and complete assignments promptly; notify residents if delays occur.
• Provide 24-hour emergency service via on-call rotation for Maintenance.
• Inform supervisor of needed parts and supplies.
• Leave notes in residents' apartments stating reasons for entry and work performed.
• Observe conditions of vacant apartments and report issues to supervisor.
• Perform make-ready tasks in turnover units as directed.
• Keep the property clean and orderly and pick up trash during duties.
• Dispose ashes and refuse in proper receptacles.
• Assist with snow removal to ensure access for residents and staff.
• Know location of water, gas, and power shutoffs and safety equipment.
• Collaborate on preventative maintenance for furnaces, A/C coils, pumps, and more.
• Maintain knowledge of vacant apartment conditions.
• Track tools and inventory; keep a clean workshop.
• Work safely at all times and report needed repairs.
