Qualifications

• Bachelor's degree in construction management, engineering, architecture or related field, or equivalent field experience.
• 2 to 5 years of commercial construction experience as a Project Engineer, APM or similar role with a general contractor.
• Able to read and interpret construction drawings, specifications and contracts.
• Working knowledge of submittals, RFIs, change orders and pay applications.
• Proficient in Microsoft Excel, Word and Outlook, and in a project management platform such as Procore.
• Clear written and verbal communication, including professional correspondence with owners and design teams.
• Organized, able to manage several deadlines at once and follow through without prompting.
• Valid driver's license and reliable transportation to project sites.

Responsibilities

• Review drawings, specs and prime contract to understand scope, exclusions and risk.
• Assist with scope sheets, bid leveling and subcontractor selection.
• Draft subcontracts and purchase orders for PM review and track to full execution.
• Collect insurance certificates, bonds and other compliance documents before subcontractors mobilize.
• Support permitting and utility coordination.
• Manage the Project Engineer in submittal logs; review submittals for contract compliance and chase responses.
• Write, track and close RFIs, and distribute answers to affected trades.
• Keep current drawings, ASIs and bulletins posted and distributed to field and subcontractors.
• Prepare meeting agendas and issue minutes for OAC and subcontractor meetings within 24 hours.
• Assist with pricing change events, review subcontractor change requests and prepare owner change orders.
• Issue subcontractor change orders that match approved owner changes.
• Assist with monthly owner pay applications, subcontractor requisitions and lien waivers.
• Help update cost forecast and flag exposures early.
• Track procurement of long-lead items and report delivery dates against the schedule.
• Work with Superintendent on look-ahead schedules, logistics and trade coordination.
• Walk the site regularly to verify progress, quality and conformance with submittals.
• Support the site safety program and report hazards immediately.
• Manage the punch list through completion with the Superintendent.
• Assemble O&M manuals, warranties, as-builts and attic stock for turnover.
• Coordinate inspections, commissioning, owner training and final certificates of occupancy.
• Track warranty items after turnover.
• Communicate professionally with owners, architects, engineers and property managers.
• Represent the company in meetings when the PM is unavailable.
• Mentor Project Engineers and interns.
