S.L. Nusbaum Realty Co. is seeking a Floating Community Manager for our Linwood community in Gastonia, NC. You will oversee day-to-day property operations, leasing, staffing, budgets, and resident relations to maximize occupancy and income.

The role requires a high school diploma, supervisory experience preferred, and a valid driver's license. You’ll lead on-site teams, ensure compliance with Fair Housing laws, coordinate maintenance, and report financials to the Regional Property Manager.

Qualifications

• High School Diploma or GED required.
• May be supplemented by prior supervisory experience in a customer service environment.
• Valid Driver’s License (if operating a vehicle)

Responsibilities

• Abides by Fair Housing Laws.
• Actively participates in leasing and strives for quality residency.
• Oversees financial activities of the property and banking duties.
• Troubleshoots resident problems and encourages renewals.
• Inspects property to ensure quality.
• Prioritizes the work of subordinates.
• Collects rent and issues 5-day eviction notices.
• Hires and disciplines employees; supervises on-site personnel.
• Oversees security for residents.
• Manages vendor relationships and building repairs; ensures timely completion.
• Prepares financial reports and assists annual budget.
• Attends corporate meetings and approves invoices.
