Job description

Dalfen Industrial is seeking a Due Diligence Transaction Associate – to help manage the day‑to‑day due diligence process for the firm’s acquisition, disposition, financing and Industrial Outdoor Storage (IOS) transactions. Reporting to the Due Diligence Manager, the Associate manages checklists, coordinates the regional team and supporting parties, and keeps each assigned deal on schedule under the Due Diligence Manager’s oversight.

Position Responsibilities
  • Run the day‑to‑day due diligence process for assigned acquisition, disposition, financing and IOS transactions under the direction of the Due Diligence Manager.
  • Populate and maintain each deal’s checklist in Dealpath and the Microsoft Teams channel, including the responsible person, date initiated, date due, and consultant / vendor selected for each activity line.
  • Setup each deal’s dedicated Microsoft Teams channel, post the checklist, and ensure every assignee is added.
  • Coordinate the regional team assigned to each deal and delegate specific checklist items to supporting parties as their scope is triggered, tracking completion through closing.
  • Order and follow up on third‑party reports (PCA, ESA, PZR, Survey, Roof, MEP, Fire / Sprinkler) and confirm both timeliness and quality.
  • Support the Due Diligence Manager in preparing estoppels and SNDAs and in preparing and reviewing prorations and drafting the settlement statement for disposition and IOS deals.
  • Maintain findings, comments, and working documents in the deal’s Teams channel; file the final work product in the designated shared file folder; and capture the summary of findings in the checklist.
  • Help prepare the Due Diligence Issues List, the Capital Expenditure Findings Matrix, and the Returns Comparison for assigned deals.
  • Attend the weekly Regional Checkpoint Call and the End of DD Call and report status on assigned deals.
  • Escalate risks and timeline concerns to the Due Diligence Manager.
Skills & Experience
  • Completed undergraduate degree from an accredited institution.
  • 3-5+ years of relevant experience in commercial real estate transactions, due diligence, or transaction coordination; disposition or IOS experience a plus.
  • Working understanding of purchase and sale agreements, third‑party reports, and closing checklists.
  • Highly organized, detail‑oriented, and able to manage multiple concurrent deals under tight deadlines.
  • Highly motivated self‑starter with strong written and verbal communication skills.
  • Advanced working knowledge of Microsoft Excel and other MS Office applications; proficiency with Dealpath, Yardi, and Microsoft Teams.
  • Real estate specific coursework and / or work experience preferred.
