Dalfen Industrial is seeking a Market Officer based in Dallas, TX to support acquisitions and oversee regional portfolio activities. The role requires coordinating with senior leadership, leading due diligence, underwriting, and market research to drive growth and profitability.

You will manage property operations budgets, oversee leasing activities, and present investment reports to the Investment Committee, leveraging Argus, CoStar, and Real Capital Analytics.

Qualifications

  • Completed undergraduate degree from top-tier accredited institution; a post graduate degree will be considered an asset.
  • 7-10+ years of relevant work experience.
  • Experience leading a team (internal/external) on property operations.
  • Strong understanding of real estate fundamentals and in-depth knowledge in sourcing and underwriting.
  • Advanced working knowledge of Microsoft Excel and other MS Office applications.
  • Proficiency in Argus, Co-star and Real Capital Analytics preferred.
  • Real estate specific coursework and or work experience preferred.

Responsibilities

  • Identify target properties that meet the firm's specified acquisition criteria.
  • Lead the due diligence process for assets under contract.
  • Work with analyst to compile underwriting material.
  • Present property and market specific reports to management and investment committee.
  • Negotiate real estate lease proposals and leases.
  • Oversee management of property operations for the assets.
  • Develop, draft and present material recommendations regarding the property’s operations, capital plan or investment strategy for Investment Committee.
  • Oversee general property level analysis functions with the assistance of Asset Manager.
  • Oversee, review, and approve budgets which will implement your strategic business plans.
  • Perform economic analysis of all potential lease transactions to verify consistency with budget and/or proforma.
  • Conduct in-depth market research to understand asset position and influencing factors.
  • Update demographic and market information for each asset for planning and reporting.
  • Assume responsibility for acquisition/due diligence process, including selection of property managers and leasing agents, budgets and acquisition underwriting assumptions.
  • Review leases and lease abstracts, capital improvement budgets, and operational budgets.

Job description

Dalfen Industrial is seeking a Market Officer to join the team. The Market Officer will be based in Dallas, TX and covering the Central region. This individual supports the acquisitions of the highest-priority Dalfen initiatives, and actively contributes to a variety of complex projects, including sourcing, investment and acquisition transactions, strategy development and execution in their regional portfolios. They are responsible for conducting target research and helping the senior leadership team anticipate and successfully respond to investment and acquisition challenges in ways that promote company growth and profitability.

Position Responsibilities
Acquisitions
  • Identify target properties that meet the firm's specified acquisition criteria.
  • Lead the due diligence process for assets under contract.
  • Work with analyst to compile underwriting material.
  • Present property and market specific reports to management and investment committee.
Leasing & Asset Management
  • Negotiate real estate lease proposals and leases.
  • Oversee management of property operations for the assets.
  • Develop, draft and present material recommendations regarding the property’s operations, capital plan or investment strategy for Investment Committee.
  • Oversee general property level analysis functions (i.e., CAM reconciliation’s, PM contracts, RFPs, construction, and vendor contracts) with the assistance of Asset Manager.
  • Oversee, review, and approve budgets which will implement your strategic business plans.
  • Perform economic analysis of all potential lease transactions to verify consistency with budget and/or proforma.
  • Conduct in-depth market research in order to fully understand the position of each asset in its respective market from a leasing and investment perspective and all underlying factors which may influence it.
  • Update demographic and market information for each asset for strategic planning and reporting purposes.
  • Assume responsibility for the acquisition/due diligence process, including the selection of appropriate property managers and leasing agents, initial capital and operating budgets as well as review and approve acquisition underwriting assumptions.
  • Review leases and lease abstracts, capital improvement budgets, and operational budgets
Position Skills & Experience
  • Completed undergraduate degree from top-tier accredited institution, a post graduate degree will be considered an asset.
  • 7-10+ years of relevant work experience.
  • Experience leading a team (internal/external) on property operations.
  • Strong understanding of real estate fundamentals and in-depth knowledge in sourcing and underwriting.

  • Ability to work under tight deadlines in a demanding work environment.
  • Strong organizational skills and attention to detail.
  • Ability to create and edit Argus files.
  • Advanced working knowledge of Microsoft Excel and other MS Office applications.
  • Proficiency in Argus, Co-star and Real Capital Analytics preferred.
  • Real estate specific coursework and or work experience preferred.
