Job summary

Van Metre is seeking a Multi-Site Service Manager to oversee two residential communities in Spring Lake, NC: Village on the Lake and Stone Gate Apartments. You will coordinate labor, vendors, budgets, and work orders across both sites, shaping the weekly workflow around dual-site maintenance.

You’ll manage a maintenance team, triage requests, and keep the make-ready pipeline moving. You’ll budget and track spend, supervise contractors, and partner with the Property Manager to maintain Van

Qualifications

• EPA Universal / CFC certification (required).
• CPO certification (required).
• 3+ years of maintenance supervisor experience.
• 3+ years of direct supervisory experience managing a team.
• Strong knowledge of electrical, plumbing and appliance systems.
• Familiar with OSHA and building safety standards.
• Valid driver’s license.
• Own basic tools.

Responsibilities

• Lead and develop a two-site maintenance team across two properties.
• Triage service requests and keep the make-ready pipeline moving.
• Schedule vendors, walk punch lists and ensure rent-ready turnover.
• Coordinate on-site with contractors and the Property Manager.
• Oversee the facility budget and flag variances early.
• Manage the 24-hour emergency maintenance schedule.
• Implement and maintain a preventative maintenance program.
• Weekend availability is required.
