Job summary

Spokane Hardware Supply, Inc. is seeking a Division 8 Project Manager to oversee commercial door, frame, and hardware projects from handoff to closeout.

You will ensure projects meet deadlines, stay within budget, and comply with contract documents while communicating with customers, vendors, contractors, and internal teams. The role covers submittals, procurement, scheduling, change orders, and issue resolution throughout the project lifecycle.

Qualifications

• 3+ years of project management experience in Division 8, construction materials, or related industry.
• Strong understanding of commercial doors, frames, and hardware.
• Ability to read construction drawings, specifications, and door schedules.
• Experience managing multiple projects concurrently.

Responsibilities

• Manage Division 8 projects from contract award through project completion, ensuring on-time delivery and within budget.
• Review architectural plans, door schedules, and hardware specifications; prepare submittals for approval.
• Coordinate with vendors and manufacturers regarding lead times and orders.
• Serve as primary liaison with contractors, customers, architects, and internal teams; provide timely updates.
• Review scope changes, process change orders, and resolve field issues to minimize disruptions.
• Monitor project budgets, labor costs, and material expenditures; assist with invoicing and closeout.
