Job summary

Mulhaupts is seeking a Division 8 Contract Hardware Project Manager to lead commercial hardware projects from award to closeout, coordinating submittals, procurement, installations, and billing with GCs, architects, vendors, and service teams.

You will drive projects on schedule and on budget, interpret drawings, manage procurement, and ensure compliance with specifications across multiple sites while communicating progress to stakeholders.

Qualifications

• 3+ years of project management experience in commercial construction, Division 8.
• Ability to interpret architectural drawings, door/hardware schedules, and specs.
• Experience with procurement, ordering, and managing vendor relationships.
• Excellent verbal and written communication and organizational skills.
• Strong problem-solving ability and attention to detail.
• Proficient with Microsoft Office; project management or detailing software preferred.
• Valid driver’s license.

Responsibilities

• Manage Division 8 projects (doors, frames, hardware, card access, overhead doors) from inception through closeout.
• Prepare and coordinate submittals, shop drawings, purchase orders, and change orders.
• Perform site visits to assess readiness, verify conditions, and drive install quality.
• Coordinate material procurement, including ordering, delivery scheduling, and billing.
• Track project progress, monitor costs, and manage vendor relationships to optimize profitability.
• Communicate regularly with general contractors, architects, product reps, and building owners.
• Maintain project documentation, including contracts, updates, and change order logs.
• Support the implementation of company software systems and train internal teams as needed.

Position Overview:

As our Division 8 Contract Hardware Project Manager, you will lead the execution of commercial hardware projects from contract award through closeout. You’ll coordinate submittals, procurement, installations, and billing, working closely with GCs, architects, vendors, and service teams. Your role ensures our projects remain on schedule, on budget, and aligned with construction specifications.

Key Responsibilities:

• Manage Division 8 projects (doors, frames, hardware, card access, overhead doors) from inception through closeout.
• Prepare and coordinate submittals, shop drawings, purchase orders, and change orders.
• Perform site visits to assess readiness, verify existing conditions, and drive install quality.
• Coordinate material procurement, including ordering, delivery scheduling, and billing.
• Track project progress, monitor costs, and manage vendor relationships to optimize profitability.

Education & Experience:

• High school diploma or equivalent required; bachelor’s degree in Construction Management, Engineering, or a related field preferred.
• At least 3 years of relevant Division 8 or commercial construction experience preferred.

Physical Requirements:

• Prolonged periods at a computer/desk.
• Ability to lift up to 50 lbs when necessary.
