Job summary

American Homes 4 Rent, LP is seeking a District Maintenance Manager to oversee turn maintenance and asset health across a district. You will lead field teams, monitor KPIs, manage budgets, and ensure safe, compliant operations while delivering excellent tenant service.

The role requires 5+ years in supervision, 2+ years in project management, and HVAC experience is a plus. A valid driver's license and strong leadership are essential for success in this hands-on position.

Qualifications

• High school diploma or GED required.
• Bachelor’s degree or technical training preferred.
• Minimum five (5) years supervising field maintenance.
• Minimum two (2) years project management or related experience (CAPEX).
• HVAC experience preferred.
• Valid driver’s license and ability to operate a motor vehicle.
• Proficiency in Microsoft Office and OSHA safety standards.
• Strong leadership, communication, and problem‑solving skills.

Responsibilities

• Lead and support a team handling turn maintenance operations, logistics, and daily workflow.
• Hire, train, coach, and guide field technicians while monitoring performance and metrics.
• Manage resources, budgets, and KPIs for assigned assets.
• Conduct field training, ride‑alongs, inventory checks, and inspections.
• Review maintenance and financial reports and communicate with partners.
• Oversee vendor management, cost approvals, and timely completion of activities.
