Job summary

WinCo Foods in Boise, ID seeks a Sr Director/Director of Real Estate to lead site acquisition, negotiations and development for new stores, remodels and surplus properties. You will drive market analyses, LOIs, and deal terms with internal partners and external brokers.

The role reports to the VP Real Estate, requires 8+ years in big-box or grocery real estate, strong negotiation, Excel/Office skills, and the ability to travel up to 40%.

Qualifications

• Bachelor’s Degree in Real Estate or General Business, or equivalent.
• 8+ years in overseeing big box/shopping center/grocery store development.
• End-to-end purchase/acquisition, ground lease and existing building lease experience.
• Strong contract negotiation experience.
• Proactive self-starter with owner/investor/developer attitude.
• Excellent organizational, analytical, written, and oral communication skills.

Responsibilities

• Assist and lead New Market Strategic planning and implementation.
• Manage and support market analysis, site selection, LOI and document negotiation.
• Coordinate evaluation of trade areas, population, income, education, and growth trends.
• Develop and evaluate negotiated deal terms and store development costs.
• Present site recommendations to the Store Development Committee.
• Maintain relationships with brokers, owners, and internal stakeholders.
