Responsibilities

The Director, Property Operations reports to the Senior Vice President and is responsible for the oversight of all sites in the assigned portfolio to ensure that the company’s financial, business and customer service objectives are achieved. Results will be achieved through the successful implementation of corporate and regional programs, as well as proactive, regionally specific initiatives and strategies that further help promote the optimum performance of the portfolio. The Director interfaces with ownership and senior leadership to drive both revenue and expense management efforts of their assigned assets. He/she is responsible for practicing, disseminating to front‑line supervisors and consistently reinforcing the Related Management philosophy and process of respect‑based property and personnel management to achieve the owners’ objectives for the property assets. This position acts within the portfolio leadership team and works closely with such team to develop strategies and tactics to drive portfolio performance.

Duties And Responsibilities
Corporate Leadership

Key activities include:

  • Assists in the development of the annual strategic management plan for portfolio operations.
  • Works across departments to collectively solve problems and improve team performance.
  • Collaborate with cross-functional teams to identify key performance indicators (KPI) for portfolio performance.
Administrative/Financial
  • Develops the annual budget(s) for the properties in the portfolio, oversees attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the RMC leadership and owner, and others to address and resolve gaps in the financial performance of the portfolio.
  • Exercises cost control, approves monthly Budget Variance Reports after submission from Regional Manager or GM.
  • Assures financial statement accuracy, approves monthly financial change form submitted by Regional Manager/GM, reviews and approves monthly asset report submitted by GM.
  • Assures compliance with all regulatory and statutory programs and develops processes and SOPs for changes in regulatory requirements.
  • Analyze asset performance to identify NOI‑enhancing opportunities such as supporting strategies to monetize amenities, and identifying revenue‑generating and expense‑mitigating opportunities.
Leasing/Marketing
  • Works directly with Senior Vice President for Leasing/Marketing to ensure site marketing strategy is effective and contributes to meeting ownership goals.
  • Works directly with Senior Vice President for Leasing/Marketing to ensure General Manager and respective teams are meeting goals.
  • Responsible for income optimization and recommendation for ancillary income opportunities including storage, garage, pet, and ancillary services.
  • Analyze asset performance and evaluate competitive positioning to develop asset strategies including value‑add investment to either enhance or maintain asset values.
  • Fluent in the competitive set offering and informs ownership of weaknesses, opportunities, and threats.
Customer Experience
  • Ensure that all Customer Experience initiatives as defined by the CX team are being executed at the site level.
  • Partner with CX team to identify opportunities across the portfolio to enhance the overall resident and employee experience.
  • Approach operational issues/concerns through a CX lens and keep resident as a primary consideration when developing solutions.
  • Facilitate open communication between site teams and CX team to ensure alignment on operational protocols and communications that impact the Customer Experience.
  • Identify and coordinate issue escalation with the CX team to ensure solutions and communication reflect the brand.
Hiring/Staffing
  • Hires and maintains appropriate staff at all sites and Regional Manager(s), if applicable.
  • Ensures adherence to Related Management and regulatory/statutory requirements in the employment process.
  • Supervises, coaches, and establishes performance expectations for staff, progressively disciplining staff per Related Management policies/procedures and expectations.
  • Ensures staff development and employee engagement remain paramount goals for site leadership.
Employee Experience
  • Develop and implement programs to drive employee engagement.
  • Responsible for driving talent management process among team members and developing plans for associate development.
Asset Management – Physical Plant
  • Oversees the maintenance of building standards at all sites in the region.
  • Ensures completion of significant repairs and improvements throughout the region.
  • Ensures consistent curb appeal at all sites in the region.
  • Oversees RFP process for strategic maintenance contracts to leverage pricing for sites in the portfolio.
  • Maintains 5‑year capital plan, identifying needed capital improvements for maintenance and/or value‑add.
  • Participates in full quarterly site walks and team performance updates with GM.
  • Implements and maintains appropriate/effective safety and security programs.
Relationship with Ownership
  • Regularly meets and communicates with ownership on issues and site performance.
  • Makes ultimate recommendations to ownership for property improvements relative to future value/ROI.
  • Collaborates with ownership on goals and objectives including long and short‑term strategies relative to the position of the asset in the real estate life cycle. Communicates investment goals set by ownership to the site team with focus on the property as an investment.
Compensation:

The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits package.

Anticipated salary range: $200,000 - $225,000.

Actual base salary within the anticipated range will be determined by several components including but not limited to the individual's experience, skills, qualifications, and market factors.
