Job summary

RHO Residential is seeking a Director of Operations to oversee the management of a luxury NJ property. You will supervise leasing, maintenance, and service activities, ensuring exceptional customer service and adherence to operating manuals.

Qualified candidates will have 3–5 years in property management, fluency in English, and a valid driver's license; Real Estate License may be required by state. Competitive compensation and comprehensive benefits are offered.

Qualifications

  • 3–5 years of previous property management or related field management experience.
  • Must read/write English fluently; ability to perform advanced business mathematical functions.
  • Valid driver's license and current automobile insurance are required; Real Estate License may be required by state.

Responsibilities

  • Achieve the highest possible Net Operating Income through cost control and revenue improvement.
  • Provide a full staff complement via recruitment, training, motivation, and development programs.
  • Develop yearly operating budgets and sales/marketing plans; present data to Supervisor.
  • Direct efforts to implement a sales and marketing plan to maximize rental income and occupancy.
  • Implement company policies and ensure compliance where needed.
  • Oversee maintenance to keep property safe, functional, and attractive; ensure vacancies are ready for occupancy.
  • Direct and manage daily property activities to maintain resident satisfaction and strong customer service.
  • Identify and implement programs to increase property value and resident services.
  • Participate in meetings; set goals and respond to needs and objectives.
  • Monitor reporting deadlines and write monthly reports as needed.
  • Assist with yearly budgets and present plans to Supervisor.
  • Complete market studies and implement strategies based on results.
  • Ensure compliance with policies and procedures and suggest changes as appropriate.
  • Train and supervise staff in daily computer functions and data validation.

About the Role

Compensation is $80,000.00-$90,000.00.

Oversees residential real estate property by managing the following duties through subordinate supervisors, such as leasing, maintenance, and other service activities of the property. The Director of Operations will ensure that an exceptional level of customer service is always maintained. The Director of Operations will act as person of authority should a situation arise that is not addressed in the Operating Manual.

Requirements

Education:High school diploma or equivalent. A college degree is suggested but not required. The position does require ability to read and write English fluently, and the ability to perform advanced business mathematical functions.

Experience:Previous management experience in property management or related field is required. Generally 3-5 years. Experience level may vary due to the special needs of the property.

Skills: The position requires the ability to deal well with people and get them to feel comfortable quickly. In addition, the position requires the following:

  • Knowledge of on-site maintenance requirements including dealing with vendors and contractors

Licenses: A valid driver's license and current automobile insurance is required. Real Estate License (when required by the state).

Essential Job Functions

1. Achieve the highest possible Net Operating Income through implementation of effective cost control and revenue improvement programs.

2. Provide a full complement of high-quality staff through implementation of effective recruitment, training, motivation and development programs.

3. Develop yearly operating budgets and sales/marketing plans. Accurately prepare and convey all operational and financial data to the Supervisor in a timely manner with the assistance of other members of the staff.

4. Direct efforts to implement a sales and marketing plan which effectively maximizes rental income and results in high occupancy and competitive pricing through the leasing staff and personal efforts.

5. Implement or direct implementation of all policies and procedures as authorized in the company policy and procedures manuals. Ensure compliance as necessary.

6. Ensure through supervision of the maintenance team that all physical aspects of the property are at all times fully functional, safe and attractive and that all vacant units are kept ready for occupancy through all team members and personal efforts.

7. Direct and manage daily property activities in such a manner as to win and maintain the respect and goodwill of all residents. Maintain a consistent and strong customer service orientation.

8. Identify and implement creative programs to increase property value and to offer services to residents.

9. Participate in meetings as required. Identify property goals and objectives. Be responsive and receptive to needs, goals and objectives.

10. Monitor property achievement of reporting deadlines.

11. Write as necessary and/or monitor writing of monthly reports.

12. Assist with development of yearly financial budgets. Present yearly budgets and operating/marketing plans to Supervisor and participate in presentations.

13. Complete and analyze market studies assigned by Supervisor. Recommend and implement strategies based on results and assumptions.

14. Monitor and ensure property compliance with operational/marketing policies and procedures. Recommend changes as appropriate.

15. Train, direct and supervise employees in all daily computer functions. Responsible for validation of all input and reporting requirements.
