The communities collectively feature more than 2,200 units focused on amenities, care, and lifestyle.

Position Summary
The Director of Sales (DOS) manages community sales operations, focusing on connecting with prospective residents via multiple communication channels to inspire move-ins and meet occupancy targets. The DOS uses industry knowledge and local market trends to develop effective sales strategies. Success is measured through sales conversions, revenue, move-ins, and occupancy rates.

Responsibilities

  1. Sales
    • Engage with leads through various channels, converting inquiries into residents using professional sales techniques.
    • Build relationships and guide leads through the sales process to secure commitments.
    • Implement the Sales Playbook, including discovery, objection handling, and closing techniques.
    • Manage sales tracking reports and communicate activities to the Executive Director.
    • Conduct weekly strategy meetings with leadership.
    • Report sales results regularly.
    • Ensure community tours and model rooms are ready for visitors.
    • Organize local sales events to generate leads.
    • Maintain accurate records of sales activities in CRM.
    • Collaborate with marketing to develop lead-generation tactics.
  2. Market Conditions
    • Conduct quarterly competitive market research and report findings.
    • Develop methodologies to track prospects and referral sources.
    • Identify market opportunities and threats, presenting strategic recommendations.
    • Maintain a strong understanding of the senior living industry and local market dynamics.
  3. Revenue Optimization
    • Work toward monthly sales goals.
    • Utilize pricing, incentives, and inventory management to maximize revenue.
    • Apply sales skills to achieve daily revenue targets.
    • Analyze sales data to improve operational performance.
    • Advise prospective residents and partners effectively.
  4. External Business Development
    • Develop and maintain referral networks.
    • Present to professional groups regularly.
    • Lead referral development meetings.
    • Document networking activities in CRM.
  5. Resident Move-In Process
    • Review and facilitate move-in documentation.
    • Coordinate assessments and move-in logistics.
    • Ensure all regulatory paperwork is completed timely.
    • Prepare resident files in collaboration with the team.
  6. Leadership and Development
    • Engage in ongoing professional development.
    • Represent the community professionally and ethically.
    • Participate in leadership meetings and community functions.
    • Perform additional duties as assigned.

Qualifications

  • Bachelor’s degree in Marketing, Business, Public Relations, or related field preferred.
  • At least two years of sales/marketing experience in senior living preferred.
  • Proficiency in Microsoft Office and CRM systems.
