Position Overview
Veranda Club in Boca Raton is hiring a Director of Sales. The schedule is Monday - Friday with flexibility needed for evenings and weekends for tours. The community was recently renovated and is stunning.

Summary
The Director of Sales (DOS) manages the sales operations of the community, focusing on connecting with prospective residents through multiple communication channels to inspire move-ins and achieve occupancy targets. Success is measured by sales conversions, revenue, move-ins, and occupancy rates.

Responsibilities

  1. Interact with leads from various channels and convert them into residents using professional sales skills.
  2. Build customer relationships and advance leads through the sales process.
  3. Execute all facets of the Sales Playbook, including discovery, overcoming objections, and closing techniques.
  4. Manage sales tracking reports and communicate activities to the Executive Director.
  5. Conduct weekly strategy meetings with the Executive Director.
  6. Communicate sales results to stakeholders regularly.
  7. Ensure community tour paths and model rooms are ready for tours.
  8. Plan and execute local sales events.
  9. Track sales activities, leads, and conversions using CRM.
  10. Collaborate with marketing to develop lead-generating tactics.

Market Conditions & Revenue Optimization

  1. Conduct quarterly market research and analyze competitive data.
  2. Develop methodologies for tracking prospects and referral sources.
  3. Identify opportunities and threats, presenting strategic recommendations.
  4. Strive to meet sales goals through pricing, incentives, and inventory management.
  5. Analyze sales metrics to improve community NOI.

External Business Development & Resident Move-In Process

  1. Develop referral networks and present to professional sources.
  2. Document networking efforts in CRM.
  3. Oversee and facilitate resident move-in processes, including paperwork and coordination with clinical teams.

Leadership & Qualifications

  1. Bachelor’s degree in marketing, Business, or related field preferred.
  2. Two years of senior living sales/marketing experience preferred.
  3. Proficient in Microsoft Office and CRM systems.
  4. Actively participate in community leadership and professional development.
