Job summary

Mattress Warehouse is seeking a seasoned Real Estate Director to lead our real estate strategy as we expand across the United States. You will identify new store opportunities, evaluate locations, and negotiate terms to support growth.

The role requires strong commercial retail real estate experience, excellent negotiation and financial analysis skills, and the ability to manage multiple transactions in a fast-paced environment. An executive mindset and leadership are essential.

Qualifications

• Minimum of five years of experience in lease negotiation and renewal.
• Experience in commercial retail real estate, preferably supporting a multi-location or national retail organization.
• Strong negotiation, financial analysis, and portfolio management capabilities.
• Ability to manage multiple real estate transactions, projects, and priorities simultaneously.
• Strong communication, presentation, and relationship management skills.
• Proven ability to collaborate effectively with internal stakeholders and external partners.
• Strategic mindset with strong attention to detail and follow-through.
• Ability to travel as needed to support market visits, site evaluations, and business priorities.

Responsibilities

• Lead real estate strategy and execution for new store development.
• Identify, evaluate, and negotiate new retail locations.
• Oversee lease renewals, relocations, and store closures.
• Optimize the existing retail portfolio to support business performance and long-term growth.
• Develop and maintain strong relationships with landlords, developers, and commercial real estate brokers.
• Support market analysis, demographic research, and site selection decisions.
• Coordinate with internal stakeholders throughout the real estate transaction process.
• Manage real estate reporting, analytics, and strategic planning.
• Provide leadership, direction, and oversight to real estate team members.
• Partner with executive and cross-functional teams to align real estate initiatives with company goals.
