Mattress Warehouse in Frederick, MD is seeking a strategic Real Estate Director to lead our real estate strategy and execution as we expand nationwide. You will identify new growth sites, evaluate locations, and negotiate leases while optimizing our store portfolio to support growth.

The ideal candidate has strong commercial retail real estate experience, proven negotiation and financial analysis skills, and the ability to manage multiple transactions with senior stakeholders.

Qualifications

• Minimum of five years of lease negotiation and renewal experience.
• Experience in commercial retail real estate supporting multi-location or national retailers.
• Strong negotiation, financial analysis, and portfolio management skills.
• Ability to manage multiple real estate transactions and priorities.
• Willingness to travel as needed for market visits and site evaluations.

What We Are Looking For

We are seeking a highly motivated and experienced Real Estate Director to lead our real estate strategy and execution as Mattress Warehouse continues to expand across the United States.

This role will be responsible for identifying new growth opportunities, evaluating and negotiating retail locations, optimizing our existing store portfolio, and supporting strategic decisions related to new store development, relocations, lease renewals, and store closures.

The ideal candidate is a strategic thinker and relationship builder with strong commercial retail real estate experience, excellent negotiation skills, and the ability to manage multiple transactions and priorities in a fast-paced, growing organization.

Primary Responsibilities

• Lead real estate strategy and execution for new store development.
• Identify, evaluate, and negotiate new retail locations.
• Oversee lease renewals, relocations, and store closures.
• Optimize the existing retail portfolio to support business performance and long-term growth.
• Develop and maintain strong relationships with landlords, developers, and commercial real estate brokers.
• Support market analysis, demographic research, and site selection decisions.
• Coordinate with internal stakeholders throughout the real estate transaction process.
• Manage real estate reporting, analytics, and strategic planning.
• Provide leadership, direction, and oversight to real estate team members.
• Partner with executive and cross-functional teams to align real estate initiatives with company goals.

Preferred Qualifications

• Minimum of five years of experience in lease negotiation and renewal.
• Experience in commercial retail real estate, preferably supporting a multi-location or national retail organization.
• Strong negotiation, financial analysis, and portfolio management capabilities.
• Ability to manage multiple real estate transactions, projects, and priorities simultaneously.
• Strong communication, presentation, and relationship management skills.
• Proven ability to collaborate effectively with internal stakeholders and external partners.
• Strategic mindset with strong attention to detail and follow-through.
• Ability to travel as needed to support market visits, site evaluations, and business priorities.
