Distinctive Living is seeking a Director of Plant Operations for our Mira Vie Tinton Falls community in a full-time capacity. This role oversees maintenance and housekeeping staff, manages preventive maintenance programs, and ensures compliance with building codes and safety standards.

Qualifikationen

• High School Diploma or equivalent required.
• Associate or Bachelor's Degree strongly preferred in Business or related field.
• Minimum three years' experience in maintenance roles.
• Experience with Microsoft Word and Excel preferred.
• Strong working knowledge of employment laws and company regulations.
• Valid State Driver's License required for travel as needed.
• Able to climb ladders, paint, and access attics.

Aufgaben

• Develops a comprehensive preventative maintenance program for equipment including HVAC, fire alarm, generators, and systems.
• Coordinates with engineering contractors and vendors; ensures licenses and insurance are current.
• Prioritizes work orders per management standards and allocates resources accordingly.
• Ensures compliance with local, state, and federal building codes, SDS, OSHA, EPA, and fire codes.
• Interviews, hires, coaches, and evaluates Maintenance and Housekeeping staff.
• Oversees quality of work by housekeeping and maintenance staff and manages labor within budget.
• Performs move-out inspections and prepares apartments for new residents.
• Directs maintenance and housekeeping to ensure move-in readiness with proper checklists.
• Maintains exterior property upkeep including landscaping, snow removal, and trash removal.
