Distinctive Living is seeking a Maintenance Assistant for Mira Vie at Warren in Warren, NJ. This full-time role handles interior and exterior upkeep, repairs, and preventive maintenance in accordance with applicable standards and company policies.

You will perform HVAC, plumbing, electrical tasks, respond to resident repair requests, and help maintain common areas while coordinating with safety and compliance guidelines.

Qualifications

• HVAC systems, plumbing and electrical knowledge for building maintenance.
• Familiar with building codes and safety requirements in healthcare settings.
• Strong verbal and written communication skills.
• Ability to read and interpret work orders and safety policies.

Responsabilités

• Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire/sprinkler, generator, landscape, kitchen equipment, and emergency pull cords.
• Performs maintenance projects including plumbing, electrical work, carpentry, painting, and equipment repair.
• Responds to resident repair requests for plumbing, electrical, heating, and lighting issues.
• Repairs and maintains vacated rooms, including painting walls and cleaning carpets.
• Maintains walls, floors, doors, and woodwork in common areas.
• Maintains communication with local authorities and inspectors as required.
• Assesses plumbing and electrical problems and determines corrective actions.
• Ensures compliance with local/state codes and documents safety concerns.
• Reviews safety data sheets and handles hazardous materials appropriately.
• Assesses property damage and files claims per policy.
• Responds to management/community emergencies as needed.
• Performs other duties as assigned.

The Maintenance Assistant performs the general operating maintenance, service, and repair of the interior and exterior of the assigned community in accordance with current federal, state, and local standards/regulations and company policies.

Responsibilities:

1. Maintains scheduled and unscheduled maintenance on, but not limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
2. Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
3. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.
4. Repairs and maintains vacated rooms in a timely manner. This includes painting walls and cleaning carpets.
5. Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
6. Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
7. Repairs walls, floor coverings, doors, and wood work in the common areas of the community.
8. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
9. Works within the legal scope of local and state codes. Documents safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
10. Assesses property damage and file property damage claims in accordance with company policy.
11. Responds appropriately to management and/or community emergencies by assisting as needed.
12. Performs other duties as assigned.

Required Skills and Experience:

• High School Diploma or equivalent required.
• Must have 1-3 years of related experience and/or training.
• Knowledge of building equipment, building codes, HVAC, plumbing, electrical in healthcare facilities.
• Excellent verbal and written communication skills.
• Able to communicate verbally in person and over the phone.
