Confidential Employer is seeking a Director of Preconstruction in the Omaha area. This on-site leadership role requires guiding a high-performing preconstruction and estimating team while shaping major commercial projects.

You will lead strategy, budget development, GMP proposals, and coordination with clients and design teams to drive project success and growth. Relocation assistance is available for qualified candidates.

Qualifications

• 8+ years of commercial construction preconstruction or estimating experience.
• Experience managing complex budgets, proposals, and estimating activities.
• Leadership experience mentoring preconstruction/estimating staff.
• Strong understanding of conceptual estimating, cost planning, bidding, and delivery methods.
• Excellent communication, negotiation, and client presentation skills.

Responsibilities

• Lead preconstruction strategy and planning for commercial projects from concept to groundbreaking.
• Oversee conceptual estimates, cost models, budgets, and GMP proposals.
• Manage and develop preconstruction managers and estimators.

• Manage, mentor, and develop preconstruction managers and estimators.
• Partner with clients, architects, engineers, and project teams to deliver innovative, cost-effective solutions.
• Drive competitive bidding strategies, improve estimating processes, and help increase project win rates.
• Evaluate project risks, market conditions, and opportunities to improve pricing accuracy and profitability.
• Lead client presentations and build relationships that create long-term business opportunities.
• Collaborate with senior leadership to support growth, operational excellence, and market expansion.

Qualifications

• 8+ years of commercial construction preconstruction or estimating experience.
• Experience managing complex commercial construction budgets, proposals, and estimating activities.
• Demonstrated leadership experience managing or mentoring preconstruction or estimating professionals.
• Strong understanding of conceptual estimating, cost planning, bidding, and construction delivery methods.
• Excellent communication, negotiation, and client presentation skills.
• Familiarity with construction estimating software and project management tools.
• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent experience welcomed.
• Experience with GMP, CMAR, ground-up construction, or renovation projects is a plus.
