The ideal candidate has 10+ years in preconstruction/estimating, strong budgeting, constructability and leadership capabilities. Relocation to Indianapolis is expected for the right candidate.

Qualifications

  • 10+ years of commercial construction preconstruction and/or estimating experience.
  • Experience with conceptual estimating and early-stage budgeting.
  • Ability to manage design development and preconstruction processes with owners, architects and engineers.

Responsibilities

  • Lead preconstruction from conceptual design through final pricing and turnover.
  • Develop conceptual estimates, budgets and milestone estimates.
  • Partner with architects, engineers and clients to manage design development.
  • Provide constructability analysis, value engineering and alternative solutions.
  • Evaluate building systems, materials, logistics and procurement strategies.
  • Lead subcontractor outreach, bid strategy, scope evaluation and trade partner engagement.
  • Participate in project pursuits and client meetings.
  • Collaborate with operations to transition from preconstruction to construction.
  • Mentor and develop preconstruction and estimating team.
  • Help establish best practices and strategy across preconstruction.

An established and growing commercial general contractor in the Indianapolis market is seeking a Director of Preconstruction to join its leadership team.

This is an opportunity for an experienced preconstruction professional to take a significant leadership role within an organization that partners with clients from the earliest stages of project development through design, budgeting, procurement and construction.

The company is open to considering both an established Director of Preconstruction and a highly accomplished Senior Preconstruction Manager / Senior Estimator who is ready to take the next step into a Director-level position.

THE ROLE:

The Director of Preconstruction will help lead the front-end planning and preconstruction process across a diverse portfolio of commercial building projects.

This individual will work closely with clients, architects, engineers, operations teams and trade partners to develop projects from early concepts through construction-ready budgets and GMPs.

Responsibilities will include:

  • Leading preconstruction efforts from conceptual design through final pricing and project turnover
  • Developing conceptual estimates, budgets and milestone estimates throughout the design process
  • Partnering with architects, engineers and clients to manage design development
  • Providing constructability analysis, value engineering and alternative solutions
  • Evaluating building systems, materials, project logistics and procurement strategies
  • Leading subcontractor outreach, bid strategy, scope evaluation and trade partner engagement
  • Participating in project pursuits, presentations and client meetings
  • Collaborating closely with operations teams to ensure a successful transition from preconstruction into construction
  • Mentoring and developing members of the preconstruction and estimating team
  • Helping establish best practices, processes and strategy across the preconstruction function
WHAT WE'RE LOOKING FOR:

The ideal candidate will bring:

  • 10+ years of commercial construction preconstruction and/or estimating experience
  • Strong experience with conceptual estimating and early-stage project budgeting
  • Demonstrated ability to manage projects through the design and preconstruction process, rather than solely estimating completed construction documents
  • Experience working collaboratively with owners, architects, engineers and construction operations teams
  • Strong understanding of commercial building systems, constructability, cost drivers and subcontractor markets
  • Experience across sectors such as K-12, higher education, healthcare, municipal/public, commercial, multifamily, senior living, hospitality and/or industrial construction
  • Experience leading or mentoring preconstruction and estimating professionals
  • Strong communication, presentation and client-facing capabilities

Candidates may currently hold titles such as:

Director of Preconstruction | Preconstruction Executive | Senior Preconstruction Manager | Senior Estimator | Chief Estimator

LOCATION:

This position will be based in Indianapolis, Indiana.

Candidates currently outside the Indianapolis market will be considered, but must be open to full-time relocation to the Indianapolis area.

COMPENSATION:

Compensation will be flexible and based on the experience, background and overall fit of the individual selected.

The organization is more focused on identifying the right long-term leader than fitting the search into a predetermined compensation range.
