Job summary

Housing Authority of Paducah (HAP) seeks an experienced Director of Maintenance to lead maintenance and facilities operations across an approximately 855-unit public housing portfolio. This leadership role balances strategic planning with hands-on operational leadership, overseeing budgets, inventory, contractors, and safety compliance.

The Director will strengthen maintenance systems, develop employees, improve property performance, and ensure properties meet applicable standards, including

Qualifications

• Bachelor's degree or equivalent experience in a related field.
• Minimum 7 years of progressively responsible experience in maintenance, facilities, construction, restoration, property operations, or related field.
• Demonstrated supervisory/leadership experience (5+ years).
• Experience with multi-site operations, budgets, contractors/vendors, materials, work-order systems, and performance.

Responsibilities

• Lead maintenance and facilities operations across HAP's properties.
• Establish work-order intake, prioritization, scheduling, documentation, and quality-control processes.
• Strengthen preventive maintenance programs for buildings, equipment, grounds, vehicles, and other assets.
• Improve vacancy and unit-turn performance through staffing, materials, inspections, and contractor coordination.
• Drive readiness for NSPIRE, HUD, and applicable property standards and correct deficiencies.
