Job summary

Colonial Group in Brooklyn seeks a Director of Maintenance to lead maintenance, repair, and capital improvement across a property portfolio. You will drive operational excellence, regulatory compliance, and asset preservation while guiding maintenance teams, contractors, and vendors.

The role requires deep HVAC, electrical, and life-safety knowledge, strong data-driven management, and a focus on safety and cost control in a complex enviroment.

Qualifications

• 10+ years in maintenance management at property portfolios.
• 5+ years leading union and non-union maintenance staff.
• Bachelor’s degree preferred or trade certification.
• Certificate of Fitness (Boiler/Standpipe/Sprinklers) required or preferred.

Responsibilities

• Oversee daily maintenance operations and complete work orders.
• Inspect properties and evaluate building conditions.
• Lead preventive maintenance programs for HVAC, plumbing, electrical, life safety.
• Review plans, specs, and contractor proposals.
• Manage budgets, procurement, and equipment replacement.
• Ensure OSHA compliance and safety standards.
• Coordinate vendor and contractor performance.
• Train and develop maintenance staff.
• Provide 24/7 emergency response support.
