Job summary

Genuine Search Group in New York, NY is seeking a Maintenance Director responsible for overall condition, reliability, safety, and upkeep of the property. This role leads the maintenance function, establishes operating standards, and develops programs that support long-term needs while keeping day-to-day operations efficient.

The Director will oversee preventative maintenance, repairs, facility improvements, safety initiatives, and maintenance personnel.

Qualifications

• Experience overseeing maintenance operations in property management, commercial facilities, residential communities, or similar environments.
• Strong knowledge of preventative maintenance practices and building systems.
• Experience supervising employees and coordinating the work of outside contractors.
• Understanding of OSHA standards and general workplace safety practices; ability to manage renovation and capital improvement projects within schedules and budgets.
• Excellent verbal and written communication skills, with the ability to interact professionally with leadership, employees, vendors, and stakeholders.

Responsibilities

• Lead the property's maintenance operations and establish priorities that support organizational and property objectives.
• Develop and implement maintenance standards, workflows, and operating procedures.
• Build and oversee a comprehensive preventative maintenance program designed to reduce equipment failures and extend the useful life of building systems.
• Coordinate routine inspections, repairs, service calls, facility assessments, and ongoing building maintenance.
• Manage contractors, vendors, and internal resources to ensure projects are completed safely, on schedule, and within approved budgets.
• Identify opportunities to perform maintenance and improvement work in-house, reducing reliance on outside contractors and controlling operating expenses.
• Maintain working knowledge of building systems and perform or oversee hands‑on repairs involving multiple skilled trades.
• Establish and reinforce workplace safety practices, ensuring maintenance operations comply with OSHA and applicable local, state, and company requirements.
• Ensure emergency preparedness plans are current and properly implemented, including procedures related to severe weather and hurricane evacuation.
• Partner with property leadership, vendors, and other internal teams to address maintenance needs and resolve operational issues.
• Monitor maintenance‑related expenditures and ensure projects and repairs are executed with appropriate cost controls.

• Strong organizational skills with the ability to prioritize multiple projects and respond effectively to urgent maintenance issues.
