Overview

The Director of Maintenance is responsible for the overall maintenance operation and life safety compliance of their assigned facility and grounds. This individual performs repairs and maintenance on various equipment and structural items, inventories supplies, orders and requisitions supplies/equipment, and performs regular maintenance checks. The Maintenance Director follows established safety rules, policies, and procedures of the maintenance department, maintains required records, and consistently provides superior service to residents and staff.

Responsibilities
  • Plans, directs, and supervises maintenance programs for assigned facilities, including but not limited to:
    • Heating, cooling, plumbing, water, gas, electrical, mechanical, oxygen, and communication systems; performs carpentry, painting, plastering, refinishing, flooring, and similar work;
    • Manages care of grounds;
    • Maintains institutional equipment and vehicles;
    • Operates power plant.
  • Schedules maintenance, repair, replacement, and new installations of equipment and power plant machinery.
  • Performs duties involving maintenance of grounds, parking lots, driveways (including snow removal, unless performed under service contract).
  • Plans and maintains records of TELS preventative maintenance system.
  • Maintains records of all maintenance work performed and costs involved using the TELS system.
  • Orients, instructs, trains, and supervises other maintenance personnel; assigns duties and evaluates work performance.
  • Ensures that residents' rights, dignity, and privacy are observed and respected.
  • Requisitions supplies and equipment for department activities and keeps inventory records; runs reports as needed/requested.
  • Coordinates maintenance department work with other departments to avoid interrupting resident care or business functions.
  • Meets periodically with administration staff to discuss maintenance needs and ongoing problems.
  • Supervises outside service contractors.
  • Attends and leads in-service programs.
  • Maintains knowledge of sanitation and infection control precautions; remains alert to safety hazards.
  • Maintains department costs within budget parameters.
  • Reviews and updates department policies and procedures as needed.
  • Submits monthly reports to the Administrator.
  • Participates in quality assurance programs as scheduled.
  • Acts as co-chairperson in the facility Safety Committee.
  • Conducts disaster drills as requested.
  • May be required to drive a company vehicle.
  • Arrives on time, works as scheduled, and is responsible for own transportation.
  • Maintains confidentiality of resident information and privacy.
  • Follows the facility dress code, including wearing a name tag at all times.

Qualifications
  • High school diploma or equivalent
  • Minimum three (3) years of experience in related areas such as physical plant, electrical, plumbing, carpentry, and/or HVAC systems maintenance
  • Supervisory experience including hiring, training, overseeing, scheduling staff
  • Extensive knowledge of Life Safety Codes and NFPA; experience with USTs preferred
  • Familiarity with computer programs for ordering and inventory management
  • Valid driver license in good standing
  • Knowledge of OSHA regulations preferred
  • Ability to read, write, speak, and understand English at an intermediate or higher level for effective communication with residents, coworkers, visitors, and supervisors.
