Job summary

Smith Douglas Homes in Greenville seeks a Director of Land Development to oversee the development of all projects in the SDH Greenville market. You will lead the development team through planning, design, entitlements, construction, budgets, and lot delivery, coordinating with land finance, attorneys, engineers, and contractors to deliver high-quality finished lots on time and within budget.

Qualifications

• Bachelor’s degree from a four-year college/university or considerable work experience.
• 4–6 years previous land development experience; residential development knowledge a plus.
• MS Office, Google Earth, GIS mapping, Budgeting Software, Blue Beam, Teams, OneDrive proficiency.

Responsibilities

• Lead team responsible for overseeing and implementing all facets of the development process including planning, design, entitlement, construction, budgets, and delivery of finished lots.
• Oversee development budgets and lien waivers to ensure proper payments.
• Coordinate with Land Finance, Closing Attorney, and Dir. of Land Acquisition on lot takedowns and title requests.
• Collaborate with civil engineers, land planners, governmental agencies, contractors, and landowners to deliver projects on time and within budget.
• Assist with underwriting and due diligence including budgets to determine feasibility of new projects.
• Ensure contract provisions, regulatory compliance, and design requirements are adhered to throughout construction.
• Develop and maintain relationships with contractors to ensure resources for projects.
• Oversee design and construction documents with engineers (grading, utilities, streets, drainage, and detention/water quality).
• Secure land-related entitlements through Final Plat and coordinate with utilities on service agreements.
• Qualify subcontractors and review proposals and contracts.
• Manage, schedule, and communicate with site contractors and inspectors.
