Job summary

Smith Douglas Homes is seeking a Director of Land Development to oversee Greenville market development projects. Lead the development team through planning, entitlements, design, budgets, and delivery of finished lots, ensuring on-time completion and budget adherence.

Work closely with engineers, land planners, and finance to evaluate feasibility, secure entitlements, and maintain strict regulatory compliance while managing subcontractors and site resources for optimal project outcomes.

Qualifications

• Bachelor’s degree from a four-year college/university or considerable work experience.
• Approximately 4–6 years previous land development experience; residential development knowledge a plus.
• Proficiency with MS Office, Google Earth, GIS mapping, budgeting software, Blue Beam, Teams, OneDrive; ability to understand grading plans; self-manage and adaptable.

Responsibilities

• Lead team responsible for overseeing all facets of the development process including planning, design, entitlement, construction, budgets, and delivery of finished lots.
• Oversee development budgets and lien waivers to ensure proper payments.
• Coordinate with Land Finance, Closing Attorney, and Dir. of Land Acquisition on lot takedowns and title requests.
• Collaborate with engineers, land planners, governmental agencies, contractors, and landowners to deliver projects on time and within budget.
• Support underwriting and due diligence for new projects including feasibility budgets.
• Ensure contract provisions, regulatory compliance, and design requirements are followed during construction.
