Qualifications

• High school diploma or GED required.
• Minimum of 10 years of maintenance experience in a high-rise residential or commercial building setting.
• Clean New York driver’s license.
• Proficiency with Microsoft Word, Excel, and Outlook.
• Knowledge of Lighthouse, Clearly Inventory, MaintainX preferred.
• F-80 certification.
• F-89 certification.
• Sprinkler and standpipe certification.
• HVAC certification.
• CPR/First Aid certification for adults, children, and infants.
• Ability to read building plans and vendor contracts.
• Clear written and verbal communication skills.
• Prior supervisory experience managing 10 or more staff members.
• Demonstrated knowledge, experience, or capacity to work with homeless families, individuals, and disadvantaged populations.
• Bilingual English/Spanish communication skills preferred.
• Computer Skills: Basic computer skills for composing emails, using Microsoft applications, accessing HR systems, operating assigned devices, and preparing correspondence.

Responsibilities

• Supervise facility managers, housekeeping staff, and maintenance personnel.
• Schedule work assignments, prioritize repairs, and coordinate maintenance across sites.
• Provide staff with instruction and guidance for maintenance, repair, and safety procedures.
• Oversee maintenance activities including painting, waxing, snow removal, garbage disposal, landscaping, and watering.
• Ensure building systems are inspected and maintained per requirements.
• Identify, correct, and report hazards and incidents per procedures.
• Record, assign, monitor, and close out work orders promptly.
• Develop and maintain accurate inventory records.
• Ensure building-system tasks are completed in compliance with codes.
• Prepare scopes of work, coordinate bids, insurance requirements, and vendor setup.
• Adhere to OSHA requirements.
