The Springs Living, LLC is seeking a Director of Facilities in Beaverton, OR to lead facility operations, preventative maintenance, and long-term asset management across multiple communities. You will drive data-informed decision-making, optimize maintenance processes, and ensure safe, compliant operations.

Ideal candidates bring 5+ years in facilities management within senior living, strong knowledge of building systems, and experience coordinating capital projects.

Qualifications

• 5+ years of experience in facilities management in senior living.
• Knowledge of building systems (HVAC, electrical, plumbing, fire protection, life safety, BMS).
• Experience with preventive maintenance, asset lifecycle planning, and capital projects.
• Familiarity with building codes, life safety regulations, OSHA, NFPA, ADA, and state/local regs.
• Ability to analyze facility data, prioritize replacements, and recommend improvements.
• Experience coordinating contractors and internal stakeholders to complete projects on time and budget.
• Strong project management, organizational, analytical, and communication skills.
• Ability to travel regularly to community locations.

Responsibilities

• Conduct site visits to evaluate facility conditions and long-term asset needs.
• Develop and maintain maintenance policies, procedures, emergency plans, and training resources.
• Provide coaching and technical support to community plant operations and housekeeping teams.
• Support vendor selection, contracts, procurement, and maintenance partnerships.
• Promote workplace safety, regulatory compliance, emergency preparedness, and hazardous materials management.
• Monitor maintenance workflows, fleets, equipment performance, and quality metrics.
• Participate in strategic planning and initiatives to enhance facility performance and resident experience.
• Oversee traveling maintenance teams and ensure consistent support across communities.

Position Summary:

The Director of Facilities provides strategic leadership for facility operations, preventative maintenance programs, and long-term asset management across The Springs Living portfolio. This role is responsible for maximizing the performance, reliability, and lifecycle of building systems and physical assets while supporting safe, efficient, and compliant community operations.

As the organization's subject matter expert for TELS, the Director of Facilities leads the optimization and standardization of maintenance processes, asset tracking, and preventative maintenance programs. This position partners closely with community and operational leaders to drive data-informed decision-making, improve equipment performance, reduce downtime, and ensure the long-term stewardship of company assets in alignment with The Springs Living standards.

Key Responsibilities:

• Lead and support facility operations, preventative maintenance programs, housekeeping standards, and asset management initiatives across the portfolio
• Conduct site visits to evaluate facility conditions, maintenance performance, life safety compliance, and long-term asset needs
• Develop and maintain maintenance policies, procedures, emergency response plans, training resources, and operational standards
• Provide coaching, guidance, and technical support to community plant operations and housekeeping teams
• Support vendor selection, contract review, procurement activities, and maintenance service partnerships to ensure quality and cost-effective outcomes
• Partner with Operations and Risk Management to promote workplace safety, regulatory compliance, emergency preparedness, and hazardous materials management
• Monitor maintenance workflows, fleet programs, equipment performance, and quality metrics to improve operational efficiency and asset reliability
• Participate in strategic planning and recommend initiatives that enhance facility performance, resident experience, and long-term asset stewardship
• Oversee traveling maintenance team members and ensure consistent support and maintenance standards across all communities

Qualifications:

Required

• 5+ years of experience in facilities management in senior living
• Working knowledge of building systems, including HVAC, electrical, plumbing, fire protection, life safety, and building automation systems
• Experience managing preventive maintenance programs, facility condition assessments, capital improvement projects, and asset lifecycle planning
• Knowledge of applicable building codes, life safety regulations, OSHA requirements, NFPA standards, ADA requirements, and state and local regulatory requirements
• Demonstrated ability to analyze facility data, prioritize asset replacement needs, and develop practical maintenance and capital improvement recommendations
• Experience coordinating contractors, vendors, consultants, and internal stakeholders to complete maintenance and capital projects on schedule and within budget
• Strong project management, organizational, analytical, problem-solving, and communication skills
• Ability to manage multiple priorities and support multiple communities in a fast-paced environment
• Ability to travel regularly to community locations

Preferred

• Bachelor's degree in Engineering, Facilities Management, Construction Management, Architecture, Business Administration, or equivalent experience
• Professional certifications such as Certified Facility Manager (CFM), Facility Management Professional (FMP), Certified Healthcare Facility Manager (CHFM), or Project Management Professional (PMP)
• Experience using TELS
