Aufgaben

• Directs the facility maintenance staff, including hiring, training, evaluating performance, and discipline.
• Oversees maintenance of buildings and grounds and inspects work for standards.
• Implements preventive maintenance programs and ensures compliance with building codes and safety regs.
• Coordinates engineers, contractors, and vendors; ensures licenses and insurance are current.
• Conducts regular life-safety system inspections (fire extinguishers, sprinklers).
• Manages annual maintenance schedules and repairs in rooms and common areas.
• Maintains property exterior, landscaping, snow removal, and waste removal.
• Prepares and tracks the approved budget and utility expense records.
• Manages inventory for parts and supplies; maintains engineering files.
• Assesses plumbing/electrical issues and ensures compliance with local/state codes.
• Reviews SDS and takes precautions for hazardous chemicals.
• Handles property damage assessments and claims per policy.
• Responds to resident or facility emergencies and provides support.
• Maintains shop and mechanical areas to company standards.
