Job summary

Experience Senior Living LLC is seeking a Director of Environmental Services to lead facilities operations across the community, including maintenance, housekeeping, and services coordination. You will manage staff, oversee safety programs, and ensure resident-facing quality while aligning with ESL’s goals for efficiency and service excellence.

Qualifications

• High school diploma or GED required.
• 3–5 years of multi-family property management or building maintenance experience.
• Basic arithmetic for estimates and percentages.
• Strong performance management skills with clear documentation.
• Ability to use independent judgment to meet company goals.
• Basic computer skills and proficient with Microsoft Office.
• Familiar with maintenance tools and safety procedures (Lock Out/Tag Out, SDS).
• Must have valid driver’s license.
• Ability to operate and train others on maintenance equipment.
• Flexibility to work varied schedules including weekends/evenings/holidays.

Responsibilities

• Supervise maintenance, housekeeping, laundry and janitorial staff including scheduling and performance reviews.
• Implement programs to maximize revenue, control expenses and improve customer satisfaction.
• Manage all maintenance needs of the community to support ESL’s goals.
• Oversee work orders via the TELS system and ensure issue resolution.
• Oversee turnover of apartment homes and preventive maintenance programs.
• Assist in developing the annual maintenance operating budget and monitor expenditures.
• Purchase parts, chemicals, and paint per national account requirements.
• Inspect grounds, buildings, and apartments to ensure full functionality and compliance with standards.
• Ensure policies and procedures are implemented and contracts are managed.
• Negotiate with external vendors and monitor contract terms with Executive Director.
• Ensure compliance with federal, state, and local laws including Fair Housing.
