A Single Family Office is seeking an experienced, service-oriented Director of Estates to oversee the operations, maintenance, and presentation of the family's primary residence in Atlanta, Georgia, along with two additional residential properties. Reporting to the Chief of Staff, this individual will serve as a trusted operational leader responsible for ensuring the seamless management of the residences, grounds, vendors, capital projects, and overall estate operations.
This is a highly visible leadership role requiring a polished, proactive professional who is equally comfortable overseeing day-to-day estate operations and managing complex property projects, renovations, preventative maintenance initiatives, and long-term capital planning. Key Responsibilities
Estate Operations & Property Management
- Oversee the day-to-day operations, maintenance, and presentation of the family's primary residence and two additional residential properties
- Conduct regular inspections of each property to ensure all residences, grounds, and facilities are maintained to the highest standards
- Develop and oversee preventative maintenance programs for residences, grounds, mechanical systems, vehicles, and estate infrastructure
- Coordinate and supervise all vendors, contractors, service providers, and specialty trades to ensure timely, high-quality service
- Manage household operating budgets, purchasing, inventories, and ongoing property-related expenditures
- Maintain organized records for warranties, maintenance schedules, service agreements, operating manuals, and property documentation
Leadership & Administration
- Oversee and coordinate vendors and service providers across all estate properties
- Establish operating procedures, service standards, and performance expectations to ensure consistent execution
- Foster a culture of professionalism, accountability, discretion, and exceptional service among all external partners
- Partner closely with the Chief of Staff and Manager of Operations to execute family priorities and operational initiatives
- Prepare regular updates regarding estate operations, property conditions, budgets, projects, and maintenance activities
Construction & Capital Projects
- Oversee renovations, capital improvements, maintenance projects, and new construction initiatives across the estate portfolio
- Develop and manage project budgets, schedules, contractor selection, bids, contracts, and project execution
- Coordinate architects, designers, engineers, consultants, and construction professionals throughout all phases of projects
- Conduct regular site visits and provide progress updates to family office leadership and Principals
- Ensure all projects are completed on schedule, within budget, and in accordance with the family's quality expectations
- Ensure each residence is fully prepared for Principal arrivals, departures, family visits, and guests
- Anticipate household needs and proactively resolve issues before they arise
- Coordinate travel-related property preparation, household logistics, and concierge-level services
- Serve as a trusted liaison between the Principals, family office, vendors, and external service providers
Events & Hospitality
- Support the planning and execution of private events, family gatherings, and entertaining within the residences
- Coordinate catering, transportation, vendors, security, and event logistics
- Oversee on-site execution to ensure a seamless and exceptional guest experience
- Oversee residential security systems, access controls, emergency preparedness protocols, and life safety procedures
- Coordinate with security personnel, technology providers, and other specialized vendors as needed
- Maintain familiarity with smart home technologies, estate management software, and residential operating systems
- Identify operational risks and recommend improvements to enhance the safety, efficiency, and long-term functionality of the properties
Qualifications
- 5+ years of experience as an Estate Manager, Property Manager, House Manager, or in a similar leadership role supporting ultra-high-net-worth individuals or families
- Demonstrated experience overseeing multiple residential properties and complex estate operations
- Strong project management experience, including renovations, capital improvements, and residential construction projects
- Proven ability to manage contractors, vendors, consultants, and third-party service providers
- Excellent organizational, budgeting, and operational planning skills
- Exceptional leadership, communication, and relationship management abilities
- Familiarity with luxury residential construction, estate infrastructure, and preventative maintenance planning
- Experience overseeing multiple simultaneous projects across geographically dispersed properties
- Knowledge of residential security systems, building automation, and smart home technologies
- High degree of professionalism, discretion, integrity, and sound judgment when handling confidential matters
- Comfortable leveraging technology, including smart home systems, residential management platforms, and Google applications
- Flexible and responsive with the ability to work evenings, weekends, and travel as needed
- Valid driver's license and clean driving record required
Job Type: Full Time, Onsite; based in Atlanta, Georgia, with regular travel to additional domestic properties
Compensation: Annual compensation range of $100,000 - $150,000, based on experience and qualifications, with comprehensive benefits, 401(k), and bonus opportunity
