Job description

Our client is a privately held, vertically integrated multifamily investment and operating company with an established and growing portfolio across multiple U.S. markets, with operations based out of Atlanta and Raleigh. The firm is entering its next phase of growth, focused on 1970s–1990s Class B and C value-add multifamily across the Southeast, with an emphasis on identifying opportunities where hands-on operational and capital improvements can drive meaningful value creation.

The company combines investment capabilities with in-house property management and operates with a lean, highly entrepreneurial structure. Senior leaders have significant autonomy and direct influence over investment strategy, capital deployment, and portfolio growth, creating an environment where individuals can have a meaningful impact on the direction of the platform.

Location:

Position

The Director of Acquisitions (Atlanta, GA / Raleigh, NC) will lead the sourcing, underwriting, and execution of multifamily investments across the Southeast, with a particular focus on Charlotte, Raleigh, Atlanta, and surrounding markets. This individual will build and leverage broker and owner relationships, develop a consistent pipeline of marketed and off-market opportunities, and take ownership of transactions from initial sourcing and underwriting through due diligence, capitalization, and closing.

This is a highly entrepreneurial, hands-on role with direct access to the principals of the firm and meaningful influence over market selection, investment strategy, and capital deployment. The opportunity is best suited for someone who is energized by autonomy, accountability, and the opportunity to build a regional acquisition platform rather than someone seeking the infrastructure, specialization, and defined processes of a large institutional organization.

Responsibilities

  • Lead the sourcing, evaluation, and execution of 1970s–1990s Class B and C value-add multifamily acquisitions.
  • Build a consistent acquisition pipeline across Charlotte, Raleigh, Atlanta, and other targeted Southeast markets.
  • Develop and maintain relationships with brokers, owners, lenders, and other market participants to generate marketed, lightly marketed, and off-market opportunities.
  • Operate as a market-facing "hunter," proactively identifying and pursuing transactions rather than relying solely on inbound deal flow.
  • Develop deep knowledge of target markets and submarkets, including rents, supply, demographics, employment drivers, comparable sales, operating expenses, and competitive positioning.
  • Lead financial analysis and underwriting, including cash flow modeling, sensitivity analysis, renovation assumptions, capital requirements, and return projections.
  • Identify opportunities to create value through unit renovations, amenity improvements, operational efficiencies, expense management, and improved property performance.
  • Quickly screen and prioritize opportunities while maintaining disciplined underwriting assumptions and investment criteria.
  • Prepare and present investment recommendations outlining the business plan, projected returns, key risks, and downside protection.
  • Lead transactions from initial sourcing through closing, including LOI negotiation, purchase and sale agreements, due diligence, capitalization, and closing coordination.
  • Oversee property-level due diligence, including physical inspections, lease audits, market analysis, operating expense reviews, and capital needs assessments.
  • Structure and secure debt financing, including agency and other financing alternatives appropriate for each investment.
  • Work with senior leadership and capital partners on joint venture equity structures and transaction capitalization.
  • Support capital raising and investor outreach efforts with family offices, high-net-worth investors, institutional partners, and other equity sources as needed.
  • Partner with asset management and property operations following acquisition to execute renovation, leasing, and operational business plans.
  • Contribute to refinancing, recapitalization, disposition, and hold/sell decisions throughout the investment lifecycle.
  • Work directly with senior leadership to help shape market selection, investment criteria, portfolio construction, and capital deployment.
  • Help build the relationships, processes, and investment infrastructure required to scale the firm's Southeast acquisition platform.

Qualifications

  • Bachelor's degree required; Finance, Real Estate, Economics, or a related field preferred. MBA is a plus.
  • 10+ years of multifamily acquisitions experience with a demonstrated track record of sourcing and closing transactions.
  • Direct experience acquiring 1970s–1990s Class B and C value-add multifamily strongly preferred.
  • Strong familiarity with Southeast multifamily markets, particularly Charlotte, Raleigh, and Atlanta.
  • Established broker and owner relationships within target markets strongly preferred.
  • Demonstrated ability to independently source opportunities and create deal flow.
  • Full-cycle transaction experience spanning sourcing, underwriting, due diligence, negotiation, capitalization, closing, asset management oversight, and dispositions.
  • Advanced financial modeling and underwriting skills, with the ability to quickly evaluate opportunities and maintain disciplined assumptions.
  • Strong understanding of multifamily debt markets, including agency financing, and joint venture equity structures.
  • Experience working with institutional investors, family offices, high-net-worth investors, or other private capital sources preferred.
  • Background within a family office, entrepreneurial investment firm, real estate private equity platform, syndication group, or similarly hands-on environment preferred.
  • Strong investment judgment with the ability to balance aggressive sourcing with disciplined underwriting.
  • Ability to operate independently and take ownership without the resources or infrastructure of a large institutional acquisitions platform.
