Overview
Hirewell has been exclusively retained by a leading Real Estate Owner and Developer to lead the search for a VP of Development & Acquisitions. This position, which needs to be held in the Charlotte area, will be focused on the sourcing, structuring and execution of deals of either ground up development or acquisition of land for Multifamily properties. Specific responsibilities for this position include the development of concepts, budgets, coordinating due diligence, identification of sites or existing properties and compilation of all information / presentation to Company Leadership. The Vice President will leverage resources externally and internally, acting as an integrator, in order to drive the best possible development projects or acquisitions to completion. Ideal candidates will have a minimum of 7 to 10 years related experience.
Responsibilities
- Develop a multifamily development and land acquisition and execution strategy.
- Create and implement SOP’s focuses on new development and acquisition targets, maintaining pipeline, compiling comps and organizing data.
- Due Diligence in unison with Asset Management.
- Build and ultilize Broker and Owner Networks to source and underwrite off-market acquisitions.
- Research market conditions and maintain up to date leasing, sales, vacancy, and development data.
- Lead a team of consultants and contractors to develop projects meeting the regional capital deployment goals and objectives.
- Plan internal and external resources as required to coordinate and monitor every facet of the development process in projects that are assigned, including:
- Hire and manage design professionals and consultants
- Schedule, budget and plan development
- Lead project municipal approvals process from acquisition through project permitting
- Provide conceptual and pre-construction estimating for all aspects of development
- Manage procurement of project permits and approvals
- Regulate on-site inspections of progress, safety & quality
- Lead role in project closeout
- Develop, tender and manage bid packages
- Manage any legal issues to ensure that the proper agreements are executed for each company performing services or construction on each development.
- Establish site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
- Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction.
- Monitor trends in the local construction market including pricing of materials and labor.
- Research design, construction alternatives, and value engineering opportunities
- Interface and develop working relationships with various public agencies
Qualifications
- Minimum of 10 years’ experience with 5 years’ experience in a similar role.
- Extensive experience in multifamily development and / or acquisitions.
- Self-motivated and ability to multi-task and prioritize with minimal direction
- Computer proficiency including Excel and other underwriting software
- Excellent written and verbal communication skills
- Ability to travel up to 30% of the time.
