Director of Accounting – Real Estate Investment Management | Atlanta, GA (On-Site)

We are partnered with a leading real estate investment management firm on a search for a Director of Accounting. The company has been recognized as one of the Best Places to Work by the Atlanta Business Chronicle and is known for its collaborative culture and exceptional employee retention.

This new role has been created in connection with a new joint venture that has significantly expanded the firm's portfolio. The Director of Accounting will have ownership of financial reporting and operational accounting for the new venture.

This is a high-visibility role that will partner closely with Finance, Investments, Capital Markets, Development, and Asset Management.

Key Responsibilities:

• Prepare monthly and quarterly financial statements and related footnote disclosures for the Fund and joint venture entities, in accordance with U.S. GAAP (ASC 946) under both the investment company basis and historical cost basis, ensuring accuracy, completeness, and consistency across reporting frameworks.
• Consolidate financial results for 120 operational units across 15 legal entities.
• Perform thoughtful and strategic analytical review of financial data to ensure accuracy and reasonableness, identifying key trends, variances, and opportunities.
• Manage external audit relationships and coordinate all audit-related activities, including historical cost and investment company fair value audits, ensuring timely and accurate documentation and support.
• Manage the relationship with the joint venture partners, including the issuance of investor reports, financial reporting packages, and the calculation and communication of cash distributions.
• Manage the relationship with external tax advisors, providing detailed and accurate financial information and relevant reporting, reviewing deliverables, and managing the year-round flow of information to support compliance.
• Facilitate quarterly and annual tax estimate coordination and ensure compliance across the portfolio.
• Facilitate the flow of information from third-party property management companies on all accounting, tax, audit, and treasury related matters.
• Oversee and manage real estate tax appeals, coordinating with third-party advisors to ensure assessments are reviewed and challenged where appropriate.
• Manage onboarding and offboarding of assets, including the review of opening and closing balance sheets, ground leases (internal and external), and assessment of state and local tax matters.
• Prepare cash forecasting and planning for the Fund, ensuring adequate liquidity for operational and capital needs.
• Review and submit lender-required reporting, ensuring compliance with loan covenants and financial reporting obligations.
• Collaborate with Treasury department to ensure timely payments of federal and local taxes, upper-tier entity-level expenses, and debt payments, and assist in initiating and releasing wire transfers as needed.
• Drive process improvements across accounting operations, leveraging technology to streamline and automate tasks where possible.

Candidate Requirements:

• Active CPA license required.
• Minimum 8 years of accounting experience, including at least 3 years in Big 4 public accounting with exposure to institutional commercial real estate clients and real estate private equity.
• Strong knowledge of GAAP, including ASC 946, and experience with complex large-scale multi-entity consolidations.
• Strong experience in REIT structures, tax reporting and compliance, including the coordination of annual and quarterly tax returns, as well as quarterly tax estimates with external CPA firms.
• Ability to coordinate tax compliance activities, including quarterly estimates and annual returns with CPA firms.
• Extensive experience coordinating audit activities and managing accounting and reporting processes; exposure to outsourced fund administration is preferred.
• Experience with property-level accounting, financial reporting, cash management, and acquisitions/dispositions, with a deep understanding of the related financial implications.
• Demonstrated track record in process improvement initiatives, particularly in leveraging technology to drive efficiency and streamline operations.
• Exceptional communication skills, with a proven ability to effectively interact with senior executives and investment professionals to present complex financial matters persuasively.
• Proficiency with Yardi a plus.
• Familiarity with data extraction tools, dashboards, and financial system integration.
• Ability to thrive in an independent, fast-paced environment, managing multiple concurrent projects with strict deadlines.
