Job summary

Venterra, based in Houston, seeks a Director of Performance Analytics to lead the analytics framework behind marketing investments across its portfolio. You will determine where to invest to optimize demand and occupancy, working with operations, revenue management, asset management, finance, data and technology.

The role requires translating data into strategic decisions, managing multi-million-dollar budgets, and guiding pricing, inventory and occupancy objectives across markets.

Qualifications

• 7+ years in analytically rigorous disciplines.
• Experience owning significant budget or investment decisions with accountability for economic outcomes.
• Strong communication skills to summarize complex analyses for senior leadership.
• Advanced Excel proficiency with large datasets and traceable analyses.

Responsibilities

• Develop and own the analytical framework to determine marketing investments across properties and channels.
• Evaluate multi-million-dollar portfolio- and property-level marketing investments based on demand factors.
• Partner with Revenue Management, Operations, Marketing, and agency partners to translate analysis into channel actions.
• Independently analyze large datasets to identify performance drivers, anomalies, trends, and opportunities.
• Connect marketing performance to leasing, occupancy and revenue outcomes, and explain implications to leadership.
• Evaluate channel, campaign, market, region, community, customer segment, price point, floor plan, and unit type performance.
• Explore opportunities to grow organic traffic and reduce reliance on paid acquisition over time.
