Director, District Operations and Maintenance

Wayne State University is searching for an experienced Director,District Operations and Maintenance at its Detroit campuslocation.

Essential functions (job duties):

JOB PURPOSE

The Director, Regional Operations and Maintenance (RD) will beresponsible for the customer satisfaction, budget oversight, andpreventative maintenance management oversight of approximately 50%of the campus physical facilities environment, comprised of fourdistricts. The RD will manage a group of direct reports consistingof three Associate Directors, District Operations & Maintenanceand work closely with the Facilities O&M Central ServicesDirector for contracts, procurement, and preventative maintenancecapital planning.

ESSENTIAL FUNCTIONS

(Essential functions are the primary duties/major jobresponsibilities that an employee must be able to perform, with or without reasonable accommodation.

• Review the scope of work and perform field walk-downs to ensure ahigh level of safety, training and job plan compliance are metwithin district teams.


• Coach, motivate and lead teams to achieve high preventativemaintenance success with the objective of 65% or greater plannedweekly assignments Oversee and supervise staff including hire,train, direct daily activities, discipline and complete employmentevaluations.


• Provide necessary review and coordination to ensure districts havean appropriate balance of the right skilled technicians on eachteam that contributes to high preventative maintenance achievementand minimal subcontract expense.


• Track O&M costs by building, district and region, againstannual budgets. Develop strategic costs cash-flow expenseprojections and savings plans to ensure target budget compliance,monthly.


• Ensure strategic contract resources, track costs againstregional/district budgets, and develop reporting for seniorleadership P&L and efficiency tracking, monthly.


• Review backlog reports and coordinate recovery plans, developreports for senior leadership, monthly.


• Monitor and coach weekly core meeting with Schedulers, Planners andAssociate Directors for districts. Responsible for utilizing thePerformance Excellence process.


• Other duties as assigned.

Qualifications:

MINIMUM QUALIFICATIONS

Education : Bachelor's degree

Minimally a four-year technical degree in Business OperationsManagement, Industrial Management, Electrical or MechanicalEngineering is required. An advanced degree in business managementand/or a licensed professional in mechanical, electrical or skilledtrades is preferred.

Experience Expert (established subject matter expert, 7+ yearsexperience)

Minimum 8 - 10 years or greater, managing profit and loss operatingbudgets for a large facilities owner with multiple complexinfrastructure and construction types. Experienced at thecoordination of technical field service activities in constructionor operational services markets. Functional knowledge andexperience with CMMS (TMA Systems, preferred). Detailedunderstanding of a physical plant operation and maintenance.Ideally, trained and experienced in industrial/commercialelectrical, mechanical, pneumatic, and hydraulicapplications.

Working conditions:

In general, environmentally controlled spaces and analytical officesettings. Requires work in various plant conditions to develop ascope and execute field surveys. Some processes within the facilityare highly reliant on machinery and other processing equipment and,as a result, noise levels may reach or exceed 85 decibels andrequire the use of hearing protection for most of the work shift.Outside temperature ranging from below freezing to exceed 100degrees based on the season. May also have exposure to inclementweather conditions including, but not limited to, rain andwind.
