Job summary

Great Lakes Management seeks a Director of Maintenance to oversee all campus maintenance, grounds, housekeeping, and building contracts at our Grand Rapids campus. You will lead, budget, and plan preventative maintenance, coordinate with administrators, and ensure safety and compliance across facilities.

The role demands a four-year degree (or equivalent) and at least six years of related experience, strong leadership, and excellent communication. Some shifts and OT may be required.

Qualifications

• Four-year degree in a related field and/or at least six years’ experience on multifamily campus, hospital, or senior living community.
• Valid Driver’s License and ability to maintain acceptable driving record.
• Experience relating to aging population.
• Excellent communication skills, both oral and written.
• Experience supervising staff with good judgment.
• Strong organizational and time management skills.
• Sound knowledge of property management practices.
• Broad knowledge of physical plant issues including mechanical/electrical systems, HVAC, exterior and interior maintenance, fire safety systems.
• Demonstrated ability to negotiate service contracts for best value to the property.
• Ability to develop and adhere to operating budgets.

Responsibilities

• Adhere to company directives and ensure maintenance staff follow them.
• Maintain relationships with residents, families, staff, and board members while representing the organization’s mission.
• Supervise campus maintenance and grounds staff; evaluate performance.
• Monitor time off, perform annual reviews, and administer disciplinary procedures as needed.
• Oversee OSHA compliance and safety programs.
• Manage appearance and upkeep of buildings and grounds, conduct rounds, and close work orders timely.
• Coordinate move-ins/move-outs; ensure apartments are market ready.
• Review invoices, approve expenditures, and assist with annual budgets.
