Job summary

Great Lakes Management is seeking a Director of Maintenance in Grand Rapids, MN to oversee all maintenance and grounds staff, supervise housekeeping, manage building contracts, and ensure the campus remains safe, functional, and well-maintained.

The role reports to the Executive Director, develops budgets, negotiates service contracts, coordinates preventative maintenance, and plans capital projects, requiring a four-year degree or substantial equivalent experience.

Qualifications

• Four-year degree in a related field or six years’ multifamily campus experience.
• Valid driver’s license and clean driving record.
• Experience with aging populations and accessible facilities.
• Excellent written and oral communication.
• Proven supervisory experience and sound judgment.
• Strong organizational and time management abilities.
• Broad knowledge of property management and physical plant issues.
• Ability to negotiate service contracts for best value.

Responsibilities

• Adhere to company directives and ensure maintenance staff compliance.
• Supervise campus maintenance, grounds, and housekeeping staff.
• Oversee contracts for building services and repairs.
• Maintain appearance and upkeep of buildings and grounds; perform rounds.
• Monitor move-ins/outs and ensure market readiness of vacant units.
• Develop and manage budgets; review invoices and expenditures.
• Identify needs and plan projects within budget constraints.
• Negotiate contracts to obtain best value and service quality.
• Monitor safety programs and OSHA compliance; ensure safe operations.
• Plan capital projects and oversee preventative maintenance programs.
• Provide regular reporting to Executive Director.
