Job summary

Francis King is retained by a long-established, privately owned developer of ground-up self-storage to appoint a Director of Business Development. This newly created role focuses on raising capital from accredited investors and building a regional sales operation.

You will present at webinars and investor events alongside the President, own your pipeline, and collaborate with an established marketing team with travel budget. The firm supports remote work with initial training at head office.

Responsibilities

The firm

• Decades of ground-up self-storage development across the Sun Belt, from buying land to building, leasing and selling
• A long record of profitable exits to institutional buyers, with strong net returns to investors
• Design, construction and property management all handled in-house
• A new fund launched every year, so there is always a product to sell
• The sponsor invests significantly in every fund alongside investors

Investment thesis

• Conservative underwriting with a wide margin of safety
• Lower build costs than most development strategies, with projects built in phases
• New self-storage supply is falling and institutional buyer demand is returning
• Investors back identified sites, not a blind pool

The role

• Bring in new accredited investors, typically writing $200k to $500k, mainly from your own network and the new relationships you build. Inbound leads support this but will not carry it.
• Present at webinars, conferences and investor events alongside the President
• Own your pipeline, supported by an established marketing team and a budget for events and travel
• Report to a highly experienced President who will coach you on closing
• A clear path to build and lead a regional sales team as the firm grows

Who we are looking for

• A proven record of personally raising from accredited individuals for a real estate sponsor, through a network you built yourself
• Confident presenting a development fund to a room
• Relationship-led, hungry, humble and investor-first

Package

Base around $200k with flexibility for the right person, plus a discretionary bonus that may include a share of fund profits. Remote, with initial training at head office.
