Job summary

Blue Ridge Executive Search is seeking a Development Manager in the Denver, Colorado area for a growth-focused development company with nationwide reach and 300+ completed projects. This role offers exposure to entitlements, RFP coordination, budget control, and strong leadership opportunities.

You will lead budgeting, preconstruction, design review, GMP assessment, and contractor coordination, with engagement from owners and executives on project delivery.

Responsibilities

• Assemble initial development budget based on program scope and input from the acquisition team.
• Manage preconstruction process to ensure budget and schedule are maintained.
• Review design documents for completeness at each phase, checking constructability and owner requirements.
• Validate budget and schedule during preconstruction.
• Review final GMP for completeness and value engineering opportunities; advise execution.
• Assist in contract review and negotiations for the project development team.
• Manage GC, design team, and consultants during construction; own budget, schedule, and turnover.
• Work with accounting to assemble monthly draws and project reporting.
