Job summary

The Arizona Cardinals Football Club, in collaboration with Rawhide Development, seeks a Director of Development Finance to lead financial analysis, underwriting, and capital structuring for a large-scale mixed-use project. This hands-on role requires independent ownership of complex models and close work with senior executives.

Responsibilities span master pro forma development, market-driven underwriting, equity waterfalls, and public-finance considerations, with extensive cross-department

Qualifications

• Bachelor's degree in Real Estate, Finance, Economics, Accounting, Business, or related field required; advanced degree or CFA, CCIM, or CAIA preferred
• At least seven years of experience in commercial real estate development, acquisitions, real estate private equity, or related finance role; principal/sponsor-side preferred
• Hands-on contributor who independently owns the analytical work
• Experience across feasibility, capitalization, construction and/or stabilization preferred
• Experience with ground-up development underwriting
• Experience closing or supporting debt and/or equity financings
• Strong ability to maintain confidentiality and discretion in sensitive information
• Willingness to work evenings/weekends as needed
• Must pass pre-employment screening

Responsibilities

• Build and own master development pro forma across phases and product types
• Underwrite rents, absorption, costs, escalation, lease-up, expenses and reserves
• Produce land residual analyses and test land-use scenarios
• Model JV equity waterfalls and capital stacks
• Read/translate LLC and JV agreements and flag economics conflicts
• Support partner/investor negotiations with quantitative backup
• Model capital structures and financing options including bonds and lease structures
• Prepare lender/equity packages and manage diligence
• Lead budgeting, reporting, and owner presentations
• Coordinate with Legal, Finance, and external partners to keep approvals moving
• Other duties as assigned
