Job summary

Abacus Group is seeking a Development Accountant for our Maywood, NJ office. The role involves overseeing proforma models, forecasts, and value creation schedules for active projects, while coordinating with PM and Finance teams.

You will prepare monthly supporting schedules, monitor lease activity, and collaborate with FP&A on cash flow and accruals. A background in real estate development or construction and strong communication skills are required.

• 3+ years of relevant experience.
• Real estate development or construction experience.
• Combo/private experience.
• Excellent communication skills.
• Detail-oriented and highly analytical.
• MRI experience is a plus.

Responsibilities

• Oversee the proforma model transitioned from Financial Analysis, including budgets, forecasts, and schedules of values for active projects.
• Partner with Project Management and Finance teams to deliver monthly reforecasts and identify budgetary risks.
• Prepare monthly supporting schedules for internal and external reporting and present insights to senior leadership.
• Update value creation schedules based on project progress and revised proforma assumptions.
• Monitor lease activity and support tenant coordination by tracking critical dates, penalties, and rent commencement considerations.
• Coordinate with Accounting to forecast capitalizable costs and assess GAAP implications related to proforma updates.
• Maintain job cost, contract, and accrual data within enterprise project accounting systems.
• Support monthly journal entries, accruals, and cash flow forecasting in collaboration with FP&A.
• Identify opportunities for vendor or tenant charge-backs in partnership with Project Management.
• Interface with internal stakeholders and external auditors to ensure accurate reporting, compliance, and information flow.
