Job summary

AnderCorp, LLC seeks a Design Manager to lead design execution on design-build and integrated delivery projects. Sitting on AnderCorp’s side, you will coordinate architects, engineers, and subconsultants from pursuit through closeout, ensuring compliance with UFC, UFGS, and agency criteria.

You will partner with the Project Manager and Project Engineer to manage design development, submittals, constructability reviews, BIM coordination, and field support through turnover and commissioning.

Qualifications

Responsibilities

Job description

AnderCorp is seeking a Design Manager to lead design execution on projects delivered through design-build, progressive design-build, and other integrated delivery methods. The role sits on AnderCorp’s side of the table: the Design Manager leads and integrates AnderCorp’s design partners—architects, engineers, specialty designers, and design subconsultants—from pursuit and design planning through final design, issue for construction, construction support, commissioning, and closeout.

The position is primarily focused on federal work, where the Design Manager is accountable for compliance with contract documents, agency design criteria (UFC, UFGS, agency supplements), and the Owner’s Project Requirements. The role must also be available to support commercial and private-sector projects as workload and pursuit priorities dictate.

The Design Manager operates as part of the project leadership team alongside the Project Manager and Project Engineer/Senior Project Engineer, serving as the primary interface between AnderCorp, the owner or agency, and the design team—providing technical leadership, rigorous oversight of design development and submittals, and proactive resolution of design-to-construction interface issues.

Key Role Responsibilities

Design-Build Leadership

  • Lead and manage the design process on design-build and integrated delivery projects, including direct oversight of AnderCorp’s design team, subconsultants, and specialty designers.
  • Develop and maintain the design execution plan, design schedule, deliverable milestones, and decision log for each assigned project.
  • Support preconstruction and pursuit teams with design-basis development, scope narratives, design budget pricing documents, and technical proposal content on design-build solicitations.
  • Negotiate and administer design consultant scopes, fee proposals, and performance against contracted deliverables.

Design Integration & Compliance

  • Integrate contract requirements, federal design criteria, client direction, and design-basis information into a coordinated design-build delivery approach.
  • Verify design compliance with contract documents, applicable codes, UFC/UFGS and agency-specific criteria, and the Owner’s Project Requirements.
  • Coordinate authority-having-jurisdiction, utility, permitting, and third-party reviewer requirements into the design sequence.
  • Maintain design-basis documentation, criteria matrices, and traceability from requirement to deliverable.
  • Plan, coordinate, and lead design reviews, interdisciplinary checks, over-the-shoulder reviews, and QA/QC activities at each design milestone.
  • Lead constructability reviews with operations, self-perform, and trade partners, and drive review comments to documented closure.
  • Manage comment disposition, package-readiness reviews, and documented exceptions prior to release for construction.
  • Coordinate BIM/digital delivery, clash detection, and model-based coordination with the VDC team.
  • Oversee and track design submittals, responses to government or owner comments, and resolution of design issues to ensure timely and compliant deliverables.
  • Manage design changes, evaluate cost, schedule, and scope impacts, and ensure proper documentation and communication of design modifications.
  • Support change documentation, scope clarification, and entitlement protection in coordination with the Project Manager and contracts staff.

Construction-Phase Support

  • Provide technical oversight and support during construction, including review of shop drawings, RFIs, field changes, substitutions, and as-built documentation.
  • Facilitate a seamless transition from design to construction, including design-intent turnover and trade-partner onboarding.
  • Support commissioning, turnover, warranty documentation, and closeout deliverables.
  • Serve as the primary point of contact for design-related matters with the owner, federal agencies, design consultants, trade partners, and other stakeholders.
  • Identify, assess, and mitigate design and constructability risks throughout the project lifecycle.
  • Track design budgets, labor forecasts, and recovery plans; elevate issues affecting scope, cost, schedule, quality, safety, security, or client acceptance.
  • Coach and mentor project engineers, discipline leads, and emerging design management talent across the organization.
Qualifications

Required

  • Bachelor’s degree from an accredited institution in engineering, architecture, construction management, or a closely related technical discipline.
  • Minimum 5 years of experience in design, engineering, architecture, or project delivery, with responsibility for multidisciplinary design coordination and formal deliverables.
  • Demonstrated experience on design-build or other alternative delivery projects, including design coordination across multiple disciplines and consultants.
  • Working knowledge of design submittal processes, comment resolution, QA/QC, and design change control.
  • Experience supporting projects from design planning through issue for construction, construction support, and closeout.
  • Strong background in constructability review and design-to-construction integration.
  • Proficiency with Bluebeam, Microsoft Office, and common design/model coordination platforms (Revit, Navisworks, or equivalent).
  • U.S. citizenship with the ability to obtain and maintain a U.S. government security clearance.
  • Active Professional Engineer (PE) or Registered Architect (RA) license; registration may be required for specific assignments.
  • DBIA, PMP, CCM, LEED, or other relevant design-build, project management, quality, or sustainability credential.
  • Experience with U.S. federal agencies—USACE, NAVFAC, AFCEC, VA, GSA, or similar—including secure facilities or mission-critical environments.
  • Familiarity with UFC, UFGS, and agency design criteria, plus federal submittal and review workflows (e.g., ProjNet/Dr Checks).
  • Experience with cybersecurity regulations and CUI document handling requirements.
  • Extensive experience with design-build, progressive design-build, EPC, CMAR, or other delivery methods requiring close design-construction integration.
  • Technical design knowledge base across building, site, utility, infrastructure, and systems disciplines.
  • Experience managing design budgets, labor forecasts, and consultant performance.
  • Experience integrating subconsultants, specialty consultants, vendors, utilities, reviewers, and construction teams.
