Job summary

Amazon Data Services, Inc. in the United States is seeking a strategic Real Estate professional to support the expansion of AWS’s Data Center Network.

You will work with landowners, developers, PE firms and local authorities to identify entitlements and develop new data centers across the U.S. The role requires cross-functional leadership, negotiation expertise and the ability to navigate complex regulatory processes while coordinating with internal teams and stakeholders.

Qualifications

• Bachelor’s Degree in Urban Planning, Architecture, Civil Engineering, Real Estate or related fields.
• 3+ years experience in real‑estate development, law, engineering, master planning in a technical industry
• 3+ years experience performing the full range of land entitlement functions leveraging a combination of internal and external resources.
• 3+ years experience in site due diligence, site development, and negotiation of entitlement agreements for large complex projects.

Responsibilities

• Drive site selection and inform a regional real estate strategy.
• Lead deal engagement, negotiation and closing of real estate sites.
• Negotiate Build to Suit leases, land leases, purchase and sale agreements, easement agreements and other contracts.
• Evaluate project feasibility
• Develop project schedule and development budget; track costs
• Engage with local jurisdictions and attend meetings/hearings
• Build and lead teams of vendors, consultants, and contractors
• Travel required
