Job summary

American Real Estate Partners (AREP) seeks a Director, Data Center Development & Construction to lead entitlement, design, construction, and promotion of data center projects. Based at the Joliet site, this role requires coordinating with consultants, engineers, GC contractors, and capital partners to deliver development milestones.

Qualifications

• Bachelor's degree in construction management, engineering, architecture/planning, business or related field, or significant experience in lieu of degree.
• 10+ years of construction/development PM experience on mission-critical or technically complex projects, incl. data centers.
• Advanced knowledge of data center development, design and construction principles.
• Ability to interpret federal, state, and local regulations related to asset development.
• Skilled in drafting and editing design/construction agreements and legal documents.
• Ability to manage multiple projects with tight deadlines and produce detail-oriented work.

Responsibilities

• Lead data center project development and project management across the full lifecycle.
• Coordinate consultant activity during entitlement and design stages; review reports.
• Assist in business plans, budgets, capital needs and exit strategies.
• Develop pro-forma models for financial analysis of projects.
• Develop and execute sustainability plans; monitor data center metrics.
• Manage project status daily; ensure compliance with laws and permits.
• Interface with general contractors; oversee bids, awards, contracts and closeout.
• Plan schedules, define tasks, priorities and milestones to meet objectives.
• Develop scopes and RFPs; analyze bids and negotiate contracts.
• Conduct financial analysis of construction projects and manage docs.
