Job summary

Qualifications

• Prior experience handling title curative work.
• Ability to read a division order title opinion and identify the defect.
• Knowledge of probates, affidavits, powers of attorney, and corrective instruments.
• Comfort communicating with mineral/royalty owners by phone and email.
• Careful drafting tied to confirmed facts from records, opinions, or verified information.
• Ability to prioritize and track open requirements; proficient in Google Workspace.

Responsibilities

• Review requirements from division order title opinions and identify resolution paths.
• Locate mineral and royalty owners and related parties using county records and public sources.
• Contact owners by telephone, mail, and email; explain requirements and manage execution logistics.
• Draft curative instruments with accurate legal descriptions, exhibits, and signature blocks.
• File and record executed instruments with the county clerk and track through recording.
• Maintain organized records of all contacts and communications; escalate as needed.
