Job summary

Waterstone Properties Group, Needham, MA, is seeking a Portfolio Analyst to provide financial analysis and underwriting support across its retail real estate portfolio, focusing on property-level forecasting and investment decision‑making.

The Analyst will maintain underwriting for each asset, collaborate with Asset Management, Capital Markets, Leasing and senior leadership to evaluate leasing, capital investments, refinancings and dispositions, and translate property data into actionable

Qualifications

• Bachelor's degree in Finance, Economics, data science or a related field.
• 3–5 years of relevant commercial real estate experience; retail experience preferred.
• Strong ARGUS Enterprise and advanced Excel modeling required.
• Solid understanding of DCF, IRR/NPV, leasing economics and debt/refinancing.

Responsibilities

• Own and maintain property-level underwriting across the existing portfolio using ARGUS and Excel models.
• Monitor performance vs underwritings and business plans; assess variances on asset values.
• Perform buy/hold/sell/refinance analyses and scenario modeling to support decisions.
• Underwrite leasing decisions with Leasing and Asset Management teams; renewals, backfills, TI/LC, rent spreads.
• Evaluate capex, redevelopment opportunities and return-on-cost impact on asset returns.
• Support business-plan execution and periodic reforecasting using actual performance.
• Develop analyses and recommendations for senior management and Investment Committee.
• Improve portfolio reporting, models, and processes for visibility into performance and capital allocation.
